Nice inexpensive neighborhoods near disney?

We have always planned on moving near disney when our youngest goes off to college (8 years and counting!) I love the idea of celebration, and we went and checked it out but it is not a lot of house for the money, and with taxes, hoa, etc fees, I just don't think it makes financial sense. Windermere is also close, and a little more reasonable but still on the pricey side.

We also looked at another neighborhood, which I wish I could remember the name of it, but it was in Kissimmee just down the road from disney, right off the main road, had no hoa, was inexpensive, but when driving through it was awful. There were obviously some people who cared, but lots of abandoned houses, ill-kept yards, questionable looking people...not a place I want to live forever.

So, doing a realtor search, within 10 miles of lake buena vista, houses start as low as 18000, and I can pretty safely say I am not interested in the houses in that range. I was hoping some of you live in the area or are familiar enough to name some nice neighborhoods other than Windermere and celebration that are very close to disney, like preferably within 15 minutes. (I know traffic makes that questionable, just in general). We want this to be our forever home, so we don't want one that is full of short term renters, has crime problems, stuff like that. We also know there are lots of nice neighborhoods a little further out from disney but my dh definitely does not want to be a 1/2 hour or more away from disney (specifically Epcot gates if there are any neighborhood experts out there)

Thanks for any help, just need some specific neighborhoods to keep an eye on, or even where new building is happening. Never know what our future holds if we find the right place!

No short term rentals limits you to Orange county so that's where you start

It would not let me search Orange County, too big of an area....but it suggested clermont as a search and I know I saw houses that said they were zoned for short term in clermont? Is there certain towns you know that fit what we are looking for in Orange County?

Never mind, the wiki doesn't even list clermont so I'm guessing that is a different county

I live in Wyndham Lakes by Lennar, but they can be a bit pricey if buying new. There are some homes for 150000-190000 that are in short sale right now. We like the neighborhood. The zip code is 32824.

So you want nice, inexpensive, and near Disney. Pick 2.

If you want nice and inexpensive it won't be that close to Disney.
If you want nice and near disney it will cost a bunch.
If you want inexpensive and near Disney, it won't be nice.

I don't agree with that. We are 15 minutes to Disney, in a great neighborhood and I wouldn't consider it expensive at all.

We always stay in Davenport and love that area, lots of nice gated communities close to shopping etc, but since we stay there they obviously allow short term rentals. We never noticed the difference as the houses were all kept nice and the area was well maintained and some places the owners did occupy as we spoke to a bunch while out walking.

Clermont is in Lake County. My ILs live there. Used to be so empty but now its crazy crowded!!

Well Celebration doesn't allow it but that was off the list
