New Resales DVC Rules

What exactly are the new rules for resales after mid March? Would I still be able to book Grand California resort at Disneyland if I purchased after this date?

Thanks for any info.

You would not be able to book the hotels, but you would be able to use your point for the Villas at Grand Californian. See this thread for all the details on the new rules for resales that are submitted to ROFR after March 20.

or goto DvC properties, all other disney hotels no

Under the new policy, Members who purchase from anyone other than Disney Vacation Development, Inc., on or after March 21, 2011 will not be eligible to use those Vacation Points to make reservations within the Concierge Collection, the Disney Collection or the Adventurer Collection.

Those Vacation Points purchased from anyone other than Disney (we hope you choose The Timeshare Store, Inc.®) Vacation Development, Inc. on or after March 21, 2011 will be able to be used for the Disney Vacation Club Resorts, as well as for the RCI® exchanges, Club Cordial and Club Intrawest.

Since they opened the Villas at Grand Californian, members have not been able to use points at the hotel.

As Deb & Bill pointed out nobody has been able to use DVC points to book at the hotel portion of the Grand Californian since they opened the DVC portion. You can use points to book at the Grand Californian Villas though and that will continue after March 20th. What will go away for resale purchases made after the 20th will be the ability to use points for rooms at the Disneyland Hotel and Paradise Pier.

If I wanted more than my points, what options are there to get more? Do you have a discounted rate to rent direct (like Hilton claims) or do you just have to pay full price for more nights? Or can you buy/borrow points from others?

Disney will now sell you, at the 7 month mark or less, one time use points for $15/ppt, up to 24 to complete a reservation. You can only do this once per UY.

You may also secure a transfer from another member. Per the rules, you are not supposed to involve compensation, but everyone does. Once the transfer happens, the points are yours to use without restriction. The points, will, however, maintain their home resort and UY and must be used within those guidelines.

You can also add on more points via Disney, with as little as a 25 point contract (cash) and 50 points (financed) or buy another contract via the resale market.

You can have another member make and rent you a reservation that can be linked to your reservation.

Or, you can find out from MS if any of the nights are available on cash, with a 25% discount.

Jason - I'm not sure I see the big deal here...I mean...people are talking about how EVERYBODY is rushing to buy a contract on the resale market prior to mid-March. I get that there are people that use points for all of this other stuff, but I think it's a safe assumption that a better percentage of people just want points to use at a DVC resort at a WDW resort (or HH or Vero). This new set of rules by Disney doesn't change anything if this is all you plan to do, right? I do not want to use my points to stay at a non-DVC hotel, take a cruise, stay concierge or to go to stay at The Grand Californian. Do I got this straight or is there something else I need to worry about if buying resale in April?

dudelydude, I have grappled with the same issue. We made an offer now, hope it makes it through but if not, we will retry after 3/20. My feeling is that Disney thinks this will encourage people to buy direct. However, with a little homework, most people can see that the benefit of the membership is in what's still available, namely the DVC properties and RCI. So, what will Disney do to respond?
I wonder if they won't start buying up all contracts at every resort except for SSR and OKW (only b/c there seem to be so many), and make it impossible to get either BCV, BWV, AK, BLT or WLV without going direct? Or, will they further distinguish memberships purchased directly by allowing resale to exist in tiers; "full" memberships can be sold as such, and "partial" memberships bought via resale after 3/20 can only be sold as partial?

My belief is that this all boils down to revenue. They are not making the $$ they want, and that's probably b/c the resale prices (open market) has dictated lower price-per-membership. They didn't factor this in with all the expansion and development, so maybe they'll buy them all up and force people to buy direct? For this reason, I chose to make a run at a BCV now.

HOWEVER, it could simply be a matter of them assuming people are not going to do their homework and buy into the implied reasoning that now you are buying an inferior product. As an example, I have been getting several calls from DVC offering me the BCV direct for $115. I told them I was going the resale route, and was told "if it doesn't close in time, you will be out of luck". I have since found that it doesn't have to close by 3/20, only be submitted. When I confronted the DVC rep about this erroneous statement, I got no explanation. I then asked point blank: "Why would I spend $115 now for something that will be worth $75 or thereabouts upon closing? Why wouldn't I buy for $83-$85, and reduce my exposure?" The answer I got was, "The value on the resale market won't go down b/c most people know that you only use the points for DVC properties and RCI"!!!!! This was FROM Disney, not a reseller.

So Disney first sold me on the added benefits, and then told me the added benefits are not a big deal. Which is it?

I think this is part 1 of a series of steps to force people to buy direct again. If this doesn't work as planned, they'll take additional steps. Will they....

1) Limit all "limited" resale contracts to a 7 months booking window even at home resort?
2) Allow full price, full benefit contracts (and those purchased/owner before 3/20) to be sold as full benefit contracts, therefore creating two tiers on the resale market?
3) Buy all available points at certain locations so as to force people to go direct?
4) Let water find its level and see where the resale market goes?

Or, was this all a mechanism to drive down the number of contracts on the open market? (We've been hearing that resellers are being bombarded and doing 4 times the business all of a sudden) Did they create a somewhat fabricated impetus for people to pull the trigger and rush to buy?

Lot's of rambling...sorry. Just my thoughts. Good luck, either way you'll be fine.

PS: One thing to consider, one reseller told me that if I was content waiting until after 3/20, I could still make a low-ball offer now and hope it goes through. This way I have the benefits, even if I'm never going to use them. If it doesn't go through, oh well, then you buy after 3/20 as planned. Just a thought.

The more I think about it, the more I wonder if this isn't the reason behind this. Not much is changing, but the fact that anything is changing at all has seemed to create an influx of new buying. Could this be what they wanted? Clean up the inventory on the resale market? Then the resale market will not drop much b/c there won't be as much inventory? A lot of presumptions, but look at what's happened.....resellers are all saying they are busier than ever.

As I understand it, if the property has DVC villas attached to it, you cannot book normal rooms there.

I.E. If you want to stay at the Contemporary, you have to stay at BLT, you cannot get a room in the tower or garden wing.

Same for BC, BW, and AKL.
