The two BLT deeds appear to be warranty deeds in lieu of foreclose even though they are not labeled as such. They each contain the standard paragraph seen in foreclosures that indicate the title is being conveyed to DVD in exchange for the cancellation of the debt secured by a mortgage. A true ROFR does not contain this paragraph.

OCC's records are not foolproof. There are some strange data items, some obvious errors, and some that don't make sense at all. Its quite possible that someone entered the wrong sale compensation amount on the VWL record. Occasionally, a corrected deed will appear on the OCC website a few days or a few weeks later. Its also possible (but not probable) this record may be corrected by the time OCC proofs documents for June 13th.

Good catch on the foreclosures. I don't really read through them much...just look at the heading. If it says warranty deed I assume it's a ROFR and if it says foreclosure I stop there.

You're also right about letting them process, but I am interested in the most recent data that I can get to. For the most part this data should give us a general observation on the current trend of offers and ROFRs.

Some of these are not from the commonly discussed 4 resale brokers... their prices are LOW!

The website I use is only for deeds processed in Orange County, FL. So it limits the ROFR data to resorts at WDW. I don't get data for VGC, Aulani, HH or VBR (at least I'm pretty sure that's why I don't).

pretty sure you are right. deeds need to be recorded in the county where the property is located.

So after a period of time will this give insight into the size of the resale market for the WDW DVC properties?

Are there any sales not included?

Not a single SSR got ROFR'd. Not a surprise considering the volume of points at SSR.

Do you include Affidavits in your search criteria? Sometimes, DVD's Notices of Waiver are filed on the OCC website as Affidavits instead of Notices. Don't ask me why its done that way.

Also, did you skip 6/20 when compiling your stats? There was an interesting bankruptcy-related filing that should skew your numbers for BCV.
