BCV attempts

I have been trying to acquire 150-160 point contract and I have not had much success. I believe my offers may be too low ... My first offers have been in the 60 to 68 range based on whether its stripped or loaded... Are those fair offers and where should I expect to land??

Couple of things. The fact that your price per point is the same on a stripped contract and a loaded contract says to me that your pricing strategy is a little unrefined. That aside, your offers are in the low range of what is expected at BCV but are not unreasonable. If you want success you have two options. Either raise the price you are offering or make more offers until you find someone willing to accept.

I just passed ROFR on a slightly stripped BCV 210 pts at $68/pt with 47 2013 Pts and Full 2014 and Pts. I paid Closing and MF on the 47 Pts.

Also on the same day that I passed, another person reported a loaded 150 Pt BCV for $68 got ROFR'ed.

I verbally extended offers to 3 other sellers who had around 200 pts for sale during my search (None loaded) and not one of them would come below $71 even for stripped contracts.

So, based on what I have seen, I would be impressed if you could get a deal in the range you said above. Assuming the $68 you mentioned offering was a loaded contract since it was your top offer, if you got that accepted by the seller, the recent ROFR I just mentioned would make for a lot of sleepless nights during ROFR.

That was my starting offer range ...I was prepared to go higher but the sellers wouldn't budge off of 76 semi loaded and 75 stripped. That was a great deal you got and I would of closed on a similar one too....Congrats...... the ROFR threads show closings in a lower range ...Has the trend for BCV gone up?

I would say that all the resort prices are a little higher than the same time from last year, so take that into account when checking the historical sales.

Thanks for the congrats. I questioned if it was a good deal because when I looked at this thread there are some awesome deals from the past. We have been kicking DVC around for a while, but once we decided to take the resale plunge we had a deal in place less than a week after our first offer. So, I really can't give you any advice on where these prices have trended over the long term, only where we found the current market at.

That being said, here are a few observations.

It seems as if the market for BCV is tight now with not a lot of sellers.

List prices seem to be increasing over the last 2 months I have been looking at them. As the lower priced deals go to sale pending and higher ones take there place

Finally, as for all the deals you see in the ROFR thread, take them with a grain of salt. My guess is that you are seeing a particular subset of all the deals that go through the resale market in this thread because of the audience that posts here. By that I mean, a lot of those deals are coming from people that are very well versed in the resale market and use that info to wait out the best deals (patience I do not have), and I also think there is a certain level of bravado that I see on these boards where people like to post about how awesome of a deal they got (more power to them). What you are not seeing on these boards are all the people who do not want to post numbers that looked like they did not get an incredible deal and the people that probably never did any research and offered full price thinking that was a deal compared to Direct.

Just my 2 cents.... Good Luck future Neighborino...

Then there are those of us who were ready to post our contract passing, then had some concerns over our name tied to the contract. Probably not legitimate concerns, but they exist, none the less.

You make some good points here. I would like to add that there are many other reasons why people won't post their deals on the thread. The point is that there is probably a small percentage of deals that you don't see here that are lower than the general price range and a good number of deals that are above the price range. But it is an excellent example of what is possible (assuming that people are being honest with their information, which IMO is a safe assumption).

Sellers know BCV points are hot. Unless they really need to sell them fast and get some money fast, they are going to hold out for more money if they can. I know we sold our BCV points for about $95 a point a few years ago.

We just passed ROFR on a larger contract (350 pts) at, I think, $72 pp. Might have been $73. We knew that was on the high side for a larger contract, but found a few dollars a point to be a small amount of $ to insure we got what we really wanted. YMMV...

I wouldn't sell my BCV points that low. (I don't have BCV points, but if I did). My attitude is more along the lines of shellbelle's - a few more dollars per point will get you what you want, and be a speck in the total cost of your Disney vacations. There aren't going to be too many bargains at BCV, the bargains that are there are going to disappear very quickly.

It does look like BCV price per point is up just a bit from last year. When checking the ROFR thread, understand that the prices listed there are all from last year.

I completely agree that there's no bargains on BCV points, but I'd hardly call even $70 pp a bargain when the contract ends in 2042 and the fees are over $5.50 pp.

I keep considering buying BCV points, but at the moment my feeling is that until the price, fees, or end dates change, I'll deal with the hassles of renting or renting/transferring BCV points instead.

I suppose I might try offering someone $68 or $70 pp on an unstripped contract, but I haven't bothered because of the ROFR risk.

It's that darned 2042 end date... I feel like it's really going to affect the price if I want to resell it in 10+ years.

If you look at it as an accounting problem, you'll probably get your ROI in ten years due the the savings in room costs and remaining salvage value will be profit. If you can't make that work, DVC isn't for you.

Oh, we *love* DVC!! I was just explaining why we haven't bought at BCV (yet). We'll probably buy BCV some time soon. We're very tempted as it is, but the end date just hurts so much!

And yes, I calculated our ROI at BCV at a little over 10 years ;->>
