Do I understand this banking/use yr stuff???

I am eyeing a couple of offerings for my first attempt at this - so first question, I think a Sept. or October use yr. would be best - we travel in early Dec., starting the weekend after thanksgiving weekend usually early Dec, very rarely a day or 2 at the end of Nov. falls on that weekend. Am I correct that Sept./Oct. is a good use year for those travel plans - I doubt this will change, as I go to see the Xmas decorations.
There are 160 pt. contracts advertized at 2 of the big 3 DVC sellers both have some 2012 points, all 2013 and all 2014 points. One is a Sept. use year, the other October.
This is what I think I understand, using Sept. use year as an example:
2012 points must be banked by 4/30/13 and can be used from 9/1/13 to 8/31/14?
2013 points can be used from 9/1/13 through 8/31/14 or banked by 4/30/14 and used by 8/31/15?
2014 points can be used from 9/1/14 through 8/31/15 but can be borrowed for use from 9/1/13 through 8/31/14?
If I am hopelessly confused (this stuff makes my head swirl) please explain what I am misunderstanding. If it helps, we won't be going in 2013 (we are skipping a year) and our next trip will be 2014 - early Dec..

It looks like you understand the banking and borrowing concept.
Question if youget a contract with the Sept UY(2012), and you bank the points. Are you aware that they will not be good for your Dec 2014 trip?

Yes, I believed that to be the case, which is why I put all of the years out there - the 2012 pts have no value to me given my current plans (other than the whole rent thing, which sounds intimidating) the Sept. one only has 18 - 2012 points and the October one has 86 - 2012 points, interesting that the difference in asking price is $12 per point, since the contracts seem close to identical to me.

Remember, everything is negotiable. Have you been reading the "anyone make it thru ROFR post" http://www.disboards.com/showthread.php?t=3001288 it will give you an idea about contracts are selling for.

I'm new to this too. I've put in an offer for a December contract. We normally like to travel in January but sometimes in April or October as well. Since our months are so spread out I wasn't very concerned about the UY of the contract I put an offer in for. Should I have been? It seems like as long as I plan our October trips in advance (before the July bank cutoff date) I should be fine. I like that I'll almost always (unless I borrow) have points for a January trip.

UY doesn't really affect when you can travel.

the issue is that if you need to cancel an oct trip after your july banking deadline, any current UY pts in that reservation will be locked in and unable to be banked forward. if you use any banked or borrowed pts, those pts will be stuck in that new UY already.

so if you have to cancel an oct reservation on aug 1 or later, all pts in that reservation will need to be used (or rented) for a stay no later than nov 30 or they will expire (and availability may be very limited at that point).

traveling earlier in your UY (as you noted - not always possible when you travel at different times of the year) gives you more options in the case of a cancellation.
