That's not what I've been charged over the course of the past year. I realize it's only $0.03, but the monthly withdrawals equate to 4.7024 per point. Not sure where the discrepancy is.

You would have to look at the details of your dues withdrawl. Any number of adjustments are possible, including a credit based upon overestimation of property taxes in the prior year.

I double-checked the notice from last year and 4.7309 is what DVC published.

Would that be from receiving a credit back from over estimated taxes? I'm not aware what SSR ended up seeing in that area last year though but .03/pt would seem very possible. I think that becomes an adjustment to the total payment when they true up the estimate to the actual but haven't gone into my info to verify. However the way I recall is that I usually end up paying either more or less than the published dues because of it. (I know it's crossed my mind before that I ought to go back and recalculate what the dues actually were because of this adjustment. But maybe I've just lost my mind. ).

Can someone please point me to the MF for all resorts for 2012? I used to have a subscription to the thread but now can't find it.

Since this is my first full year of paying dues, I'm interested in knowing how it all works. When I went back and looked at the withdrawals I was only able to see back to July on my bank's website. I'll have to go back to my offline records to see what happened before then. Would a credit like you mention have been applied at the beginning of the year? What happens to someone who pays the whole bill in Jan?

I think I'll call Member Accounting and try to figure it all out.

Okay, I figured it out. My effective annual dues were 4.7024 per point plus 4 cents. DVC did indeed publish 4.7309 but there was a $4.24 credit because actual taxes were less than estimated taxes. Mystery resolved.

I will use the 2.35% number for my own sanity since it represents actual cash outlay.

Then it won't be 2.35%. Another adjustment will be applied before 2013 dues are billed based upon the taxes from '12.

Property taxes are never estimated correctly to the cent (or the dollar.) There will always be either a credit issued due to over-estimate or a balance billed from under-estimate.

Uuuhh, does this mean that since this is my first year paying dues as a new owner who bought resale, I may have to pay up from the last owner's insufficiency? If they underestimated taxes, it's on me now? I'm guessing it's not a lot, but it's not something I took into account when calculating the value of the contract.

Yes, that is correct. And if it was over estimated you will receive the credit.

Huh. Anyone know the history of how often they underestimate? I'm curious how this works for people who buy from disney direct. Are they also on the hook for the prior year since they probably got those points in their current year for use?
