    DougEMG posted a similar formula a while back (perhaps in a previous iteration of this thread). Basically, it's a way to compare contracts in a way that accounts for how many points are/aren't bundled in the sale. A $50/pt contract with no points in 2012, 2013, and 2014 is a much worse deal...

    :teacher: Doug speaks the truth. Stripped contracts are (or should be) worth a ton less than loaded ones. Your broker is full of nuts. They make their money when a deal closes, and if they know the seller won't budge, they're motivated to get you to budge. Walk away, imho.

    It depends on what, if anything, is written in the contract. There can be no closing without signed and notarized documents from the seller.
