Which resort will have a better resale value?

I know that no one can tell the future but if you had to make an educated guess will BLT or AKV have a better resale value? I would love to think that if I buy a contract I will hold onto it forever but I know in 15 years or so when both my children are in college I might want to sell. I just can't make up my mind which resort to buy. AKV is absolutely cheaper upfront but has higher maintenance. BLT points are renting out for more money and I have a suspicion that monorail resorts will hold their value better over time. Your thoughts please!!!!
 
My thoughts are that BLT will hold a higher resale value, both based on the current demand as well as the fact that it is a monorail resort. I just made my first DVC purchase at BLT, after thinking long and hard about where to buy. VWL is our favorite DVC, but the demand for BLT, the low maintenance, the contract end date, and the location made us feel as though it was the better choice, even though the initial purchase price is higher.

That having been said - I wouldn't be surprised if we purchase VWL at some point in the future as well...:rolleyes1
 


Why do you think BLT dues keep increasing at a higher rate?
Last year the entire increase was attributed to property taxes. The year before, they added staff to the building. I expect things to even out now.

Just a guess but the executive team who built BLT had the guides tell buyers that BLT had some of the lowest dues available.
The same team built Aulani ran into legal issues when it was determined that the dues were too low. Disney fired the executives and is paying the difference in the dues rate for the affected buyers for the next 49 years.

Could it be that the dues at BLT were set to low until it sold out and now it's catch up time?

This is typical with condo developments as well. I would expect that after a few years (now) it will even out and future increases will be inline with other resorts.
 
I am hoping that the relatively maintenance-free exterior (compared to the wood exteriors on many other resorts) will help keep the maintenance fees lower. On the other hand, a lot of the others don't have a bridge. :)

For the first year after opening, there was a pretty big bird poop problem. It seems to have lessened now. BLT dues also pays for totwl and viewing deck, the extra CM's in the lobby and bell services at BLT.

From a purchase and resell standpoint I think BLT wins this hands down. The lower dues will eclipse the up front savings of AKV over time and it clearly will have a better long term resale value in terms of price pp. Some think AKV will end up lower than SSR on the open market in a few years. Now usage options sometimes, though rarely, may alter this equation. If one is looking at staying mostly at BLT, that makes it a no brainer. For one looking at AKV a larger portion of the time, it might or might not make it the better purchase decision. If one wants value at AKV most stays then that's the only component that would sometimes sway the value decision if and only if one bought less points to do so. Though buy-in at SSR and staying in AKV standard view is in the same ballpark then cheaper when you use it for anything else. However, when one look at up front cost, usage choices, dues and resale, I still think SSR easily wins from a $$$ standpoint.
 
It's hard not to agree that BLT will have the higher resale value - as things stand now. I can't help but wonder if Avatar at the AK will change the equation. If it turns out to be as awesome as many of us imagine, it could make AKV much more in demand that it is today. It would be interesting to revisit this discussion in a few years. :)
 
I don't see AKL benefiting much from any improvements at AK unless it gets some form of direct, non-bus transportation. If the powers at Disney decide that AKL should get some better transit then I can see the resale market jumping quite a bit, but otherwise I would expect BLT to be higher demand.
 
No doubt about it that BLT will always have a higher resale value than AKV. It is walking distance to MK, nothing more to say.
 
I own BCV but I definitely feel BLT would have higher (and quicker) resale value than AKV due to location, location, location and the fact it's so much harder to get into at 7 months. Plus it's really nice too.
 
They really should connect AKL to AK via boat- I thought that was in the original plans for the area. It would make it seem much more like you're staying in the middle of Africa if you took a boat from the lodge over to the park. And they could charge more for the hotel rooms as well.
 
I was so dumb the first time I stayed at Jambo. Checking in, I asked for the path to walk to AK. Honestly, I was shocked you had to take a bus to get there. I thought it was on the GROUNDS. Felt silly. Chalked it up to all the years I stayed on the Boardwalk.

I bought AKV resale because I like staying there especially around the holidays, I don't like BLT aesthetically and would not choose to stay there. That said, I agree - I suspect BLT will always command a higher resale premium because the AKV wow there's animals factor won't ever outweigh the BLT walk to MK factor.
Now if my fantasy of direct access from AKV into AK were to become a reality all bets are off :)
BTW, I thought BLT along with the other monorail resorts shared in monorail expenses as part of their MFs - am I wrong about that?
 
While not the highest by far. I really think when Disney Springs is completed the resale value of SSR and OKW is going to climb.
 
I wish AKV had a walkway to AK, that would certainly make it a more attractive location for me as I do like being able to walk to at least one park from where I'm staying.
