I believe at $91 it's listed at a fair price. I'd offer split closing - if it's $500 to close and you pay only $250 that's like getting a $5 per point discount. A full price offer sounds better than a low ball number.
*although if they are a smart seller they would realize that would cost them more in commission. A broker I was buying from actually convinced his seller to accept a higher price than listed from me but they paid all closing costs instead of a lower offer and split cc. More money in the brokers pocket!
