ROFR Thread September-December 2015 *PLEASE USE NEW THREAD*

Hey everyone! First, thank you all for sharing your info and thanks Pangyal for taking over this discussion. Second - I have a question and you all seem to be the knowledgeable ones to ask, although I may not be in the right place to ask. (Please forgive me!) My DH and I are looking to purchase VWL and attempted to make an offer today, but we were told by the broker that any offer less that $90pp has been taken. I'm been following along various discussions on different forums, and have only seen one that was taken ($90pp for 60pts). I know I've seen several VWL in the last few months go for less that $90pp. Can anyone shed some insight onto this bit of advice we were given? Could this be the broker's way of trying to get a higher price for his listing or could he really have inside information that hasn't been represented on the various boards? TIA!

I'm curious about this because we're currently waiting on ROFR for VWL. Tomorrow will be 28 days, and we should be hearing then (broker sent a request for update today). We offered $80/point and paying closing costs on 175 pts. Prices did go up soon after we made our offer though. Will post here when we find out!

to my knowledge only the one you mentioned has been taken in the past year on these boards. Ours passed ROFR on 8/24 at $85 pp

Thanks for your reply! That's what I thought as well, but I wanted to make sure i hadn't missed something.

I have seen a number of VWL pass below $90/pt in the past few months, so I would definitely look at that piece of advice with a grain of salt! Good luck with your search .

Understood and thank you! Looks like someone scooped up the contract we were looking at, so I will be curious to see if they are on the boards and are willing to share what the offer was and if it passes ROFR. It was listed as $88pp for 150 and went pending on the site this afternoon.

I hope I didn't make you nervous, that not my intention at all!! Based on the information in the forums, there have been several which passed for less that $90, so I'm sure you will be ok. I hope you hear some good news soon!

I have a question - Do you have to do anything once you hear that it passed ROFR? Any paperwork to sign, money to send in? Or does it just go to Estoppel?

Nope! You don't need to do anything at all until you receive your closing documents about 4-5 weeks later .
