Resale more then direct now

TTS has a BWV 25 Pt. contract for $130. It has 25 banked points but with closing costs it will be more expensive (add on) then direct.

I am looking for another small contract now and have bought through TTS twice so I will definitely use them if the right contract comes along.

Will they tell what this one sells for if I deal with them (and ask) after it sells?

Knowing what you know, why don't you make an offer that is less than direct?

Some sellers insist on listing for a price (including brokers commission) that makes them not lose money. Brokers accept these listings hoping that either:

1. It will sit around long enough that the seller will come to their senses and drop their list or negotiating price, or

2. Some resale buyer who is not very bright will actually offer that price.

Either way, it really doesn't take much effort for the broker to list it. Sometimes you even see resale contracts listed higher than this one is, versus retail. Presumably no one buys them. But who knows. A fool and his money are soon parted, I guess.

I will not be surprised if someone pays it. All these small contracts seem to have 'sale pending' next to them within a day or so.
TTS currently has 2) 30 pt. contracts (stripped) that are listed for $105 and they sold within 2 days.

I would not offer anything close to $130. If I were in a hurry I would rather pay a few hundred dollars more (direct) and get the UY I want.

I just can't believe how quickly everything 50 pts. and under are selling. I have been watching resale listings almost daily for over 3 years and I am so surprised to see these high prices sell so fast.

If you aren't already a member, then you can't buy 25 points direct. If that's all the points someone wants, they may not have the option to buy direct.

It's just basic economics -- supply and demand. There are VERY few contracts like this (almost zero supply), and therefore they command a higher price and sell very quickly. I'm surprised that one made it to the website.

It was noted as 'sale pending' within 8 hours.

My first purchase was a 30pt SSR with 30 pts from 2013 and 2014. I've watched too many of these small contracts get sucked up within minutes of being announced online (facebook posting, Twitter, website, etc). I was working nights and saw it pop up at like 3am, I paid more than what I would have liked, but due to a trip planned in 3 months, I couldnt take a chance of it disappearing on me. The main thing is I'm happy, and I got it. I took it as is, I paid the closing and everything just to hurry up and get it off the market. Seller is happy, Buyer is happy.

This may actually be the start of resales over direct. Since DVC raised the price of "classic" resorts, there was a run on the resale market. Now inventory is very low, and even DVC has a waiting list for some of the classic resorts. In certain cirmcumstances like this, I can very well see resale costing more than direct. Is it prudent to purchase? Maybe.

Again this goes to show that the value of owning DVC is in using the points to stay at DVC resorts. So regardless of whether it is resale or direct, the buyer is getting the contract they wanted and the perks or loss thereof may not make a bit of difference.

That being said, I could not see myself paying the premium price per point for a smaller contract, when you can find a 100 or 120 point contract for $50-60 less per point. You essentially get double the contract for the same price. Yes, I know there are more dues on more points, but if a couple hundred dollars a year in extra maintenance fees are a concern then that says something as well.

Today I see a 50pt contract at VGF listed at $192 a point. It's half stripped, too. And it says "reduced"!

TTS has a BWV 25 Pt. contract for $130.

In early May, TSS told me that they had never sold BWV for as high as $130 per point.

But the contract OP mentioned is not the first one TSS has sold at $130 per point since then.
