What would be a fair price per point for Saratoga springs an agent I was talking to said around $77 pp I thought that seemed a little high. Anyone have any other thoughts?
 
Median closing price at SSR was around $73/point in the last quarter of 2013.

However, price is greatly affected by points available. A loaded contract should sell for more, a stripped contract for less.

Price also is greatly affected by the size of the contract.

Right now, median asking price is $76/point among 6 DVC resellers and there are over 150 SSR contracts listed.

Sample prices of current listings are as high as $89/point for a 50-point contract with all of its 2013 points to as low as $63/point for a 550-point contract with no 2014 points.

There are plenty of choices at SSR right now.

Thanks so much for your input we put a bid in at $74pp for 120 points! Fingers crossed, still will be a great value.
 


We just closed on our 210 point contract at SSR that was $60pp.

Smaller contracts will be more, if you can wait a few months I think you'll see some additional savings but it's not worth missing a trip you could use points for that you'd miss.
 


We closed on a loaded 200 point contract with some 2012 points and all 2013 point for $63/point
 
I'm waiting for ROFR (day 3) on 250pt. SSR contract. It was listed at $64 offered $60 and it was accepted. 51 2013pts 250 2014 points. So it wasn't totally stripped but we aren't going to WDW till the end of this year anyway so it worked for us.

Hi can you tell me which resale sites you look at? There are only 2 I know of. If you can't list them here can you please PM them to me? Thanks!

Because I think they're artificially high right now due to the VGF hype and there are indications that there are more resales available and that prices are coming down. I believe VGF was the larger factor than the slow economy improvement. IMO this applies to all resorts except VGC and VGF and to a lessor degree for Aulani where the subsidized contracts will hold a better value. But SSR and to a lessor degree, OKW, will likely lead the way. I think you'll see under $50 per point in the next couple of years and around $40 in 3-4 years for some contracts. Basically look at the prices the end of 2010 to early 2011 and we should be back there fairly soon.
 
I wonder where everyone is finding the good deals. If someone knows can they PM me? I just put in an offer with The Timeshare Store and was told that they haven't been able to get $65/point past ROFR on SSR...

Check with Fidelity- they presented any offer I wanted and I was able to get the price I wanted after a few tries.

I think this is one of the issues. It is my opinion that the brokers themselves have as much to do in propping up prices as anything else. Legally they're required to present the offer as I understand it but of course how they do so will affect the outcome.

I would tell TSS that you are willing to take the risk that it may not pass ROFR and you want your offer presented to the seller! Good luck

When I called TSS to enquire about a property they told me that $70-74 was the going sales prices for SSR. I was a little confused because I had been doing my research on the ROFR thread and other sites. I was wondering where people were finding the 'deals' too. Just keep researching… you'll find a deal out there that you are comfortable with. :goodvibes
