I was looking for 100 points in AKL but the prices are high and i think maybe buy more points and rent some to pay the MF

some people are doing this ?

i'm sure to rent via some website ? (i read 11$ per point, it's always two times the cost of MF ?)

or maybe it's a crazy idea ?:confused3

Personally I don't think it's a good idea to buy with the intent of renting but this exact situation is the one I would consider it. I'd suggest you need to make sure you understand what you're getting into and asking the latter questions suggests you're not there yet, it usually takes around 6 months of active investigation IMO. Rent what you can get but $11 a point using a company is reasonable, you can get more on your own. I'd submit that most people looking at 100 end up wishing they had more so most in this situation wouldn't end up renting long term. Those that would have to do so to afford the contract likely shouldn't buy anyway, hopefully that's not your situation and 100 points is all you feel you need to use right now.
 
Buy what you can use and what you need. DVC could make "renting points" more difficult in the future and you could be left holding points you can't use.

Let's say you buy an extra 100 points at $100 each (to make math easy) you're spending $10,000 up front.

Let's say MF are $5.50, that's $550 a year. If you rented those extra points you'd get $1100 a year, you'd you'd come out $550 a year ahead, which you'd apply to your other MF's of the 100 points you'd like to use every year.

Let me word it another way, would you like to pre-pay your MF's for $10,000? You could invest that $$ somewhere and probably get close to enough to pay the MF's just off the investment side of it.

Prices are much higher now than the past few years, to me it's a good time to rent or sell, maybe not the best time to buy.

If the prices are too high, then why would you want to buy MORE than you really need.

Sure, some people buy 2x what they need and rent 1/2 the points to offset their annual dues, but the upfront cost is 2x and that is a huge factor.

My only advice would be Buy as many points as you think you need WITHOUT financing.

If you finance a DVC timeshare, it generally is way more expensive when all things are factored in than buying a smaller contract for cash.

I don't disagree at all but would point out that comparatively, larger contracts are less pp than smaller ones. However, this only makes sense if the price itself makes sense which would certainly not be the case for AKV retail for example.

I agree.

Small contracts like 25-50 points sell for close to retail prices.

Mega large contracts 500+ are really very hard to sell and the prices are way lower in terms of price per point. However, if you plan to sell in the next 30 or so years, you will also have a hard time selling too.

I think extreme's present an issue regardless. One should only buy such a large contract in certain situations where finances are not an issue and one has sufficient knowledge and experience of the system to understand what they're getting into. One circumstance where they can be perfect are for larger families where you'll routinely need a 3 BR or multiple villas. I was more thinking about 75-120 vs 150-220 type of comparison though when I posted. For many I think it can be a reasonable stretch, assuming DVC makes sense otherwise, because it's easy to use the points, gives you more options and often less system stress and many find out they need more anyway. Obviously one has to look at the individual situation to make final decisions for a given person.

When I bought my contract I thought 220 points was perfect. I think people need to figure out what kind of room and typical travel dates....and figure it out from there.

That's part of the point, thoughts and assumptions in the planning and buying process do not always pan out either in number of points or preferred resorts. Those with more experience and who do better investigations as well as those who take a more practical approach over an emotional one, will make better decisions and come closer to hitting it right the first time. However, there are only so many variables you can plan for and have control over. It's difficult to plan for new resorts, family changes and certain financial changes in one's life as a minimum.
