Selling price for Bay Lake Towers on resale

Just checked my Feb UY and asking prices range from $97 to $110 per point.

FYI that's what we paid for it buying direct 4 years ago.
 
How did you find the selling price? I am asking because I was arguing with a person from sellmytimesharenow.com and he said they are going for 85 per point.
 
Can anyone tell me what they think average resale prices are per point for Bay Lake Towers?
Based on the 51 BLT listings that were shown as available on 6 major DVC reseller sites on Sunday, median price was $105/point, low was $90/point, high was $160/point.

A lot of the lower priced contracts are stripped of 2013 points. Many are stripped of 2014 points. Realistically, prices for normal contracts start at about $100/point and even at that price the pickings are slim.

I wouldn't argue with a broker, find another one who specializes in DVC contracts.

As you know he isn't a broker. However, he thought that 18,000 for 220 points was a good offer....that's 82 a point.
 
We recently purchased two resale contracts for BLT.

We closed on the first contract on 9/19th and the price was $99 per point ... however, it had most of 2013 points. Seller paid all fees.

Our second contract is still waiting ROFR for $100 per point and it was loaded with 2013 points and 25 points for 2012. Seller also paying all MF fees.

Wish I found that one ... :rotfl: Unless that is stripped of all 2013 and 2014 points that is way too low. Believe me, we spent months putting in offers and being rejected b4 finding the ones listed in my previous post.
 
Thank you Lori, that was very helpful. I had planned to offer something for the 2013 year( starts in December) because 1/2 of the points were gone. But I thought around 100 per point was reasonable. I countered at a low price, less than 93 a point( because of the missing points for 2013) but haven't heard back. The guy didn't seem to think was a good deal.
 
That was really low! I just sold a contract for $97 and that was priced a little lower due to some used points.
 
The difficulty is because it's a little larger contract it's probably going to be comparable to the median price or probably less. What were the other particulars? MF's on the 2013 points? Fees? A couple of the ones above the sellers were paying all fees.

Because its a December use year, 2013 MF are paid up to date. I don't know what I would do about the ones for after its sold. I'm thinking since they only got half the points, I should pay 1/2 the fees.
