On average, how long does it take to sell DVC

I am wondering if anyone know how quickly dvc resales generally are. Should I list with multiple sites? Any advice???
 
a lot will depend on size of the contract and resort. i would just use the timeshare store but i'm sure opinions vary.
 
I do not believe you are allowed to list with multiple sites. This is a timeshare, but it is covered under real estate laws and you will enter a broker agreement when you list.

As to your primary question, any of the big four would likely be fine.
 
From what I understand, the timeshare store uses a broker, and Sellmytimesharenow.com is advertising.....I've been told ny sellmytimesharenow.com that I can use someone else....I just have to check with the timeshare store as well.

I would only deal with the companies that are DVC experts (The Timeshare Store, etc.) because the process will go more smoothly.

I would not even consider doing business with sellmytimesharenow. There have been a couple of threads discussing this company if you want to know more. Follow their advice and "use someone else"!
 
I already "listed" with sellmytimesharenow. Then I found out they basically only advertise and say they will help with the rest. Fortunately, they are not exclusive and I can still list with another. If I sell my contract for the same price, they will supposedly give me my money back. (I've read I could kiss that money goodbye though). I've decided to go with the timeshare store and hopefully that will work. It's kind of a bigger contract (more than 160) points, so I'm concerned how long it will take. Fortunately, I've heard that people still want BLT, so maybe it will eventually sell. (I'm trying to not be specific because I really just want help and I don't want to violate any rules on this site)
 


In February of 2011, I listed a 50 point Disney Hilton Head contract with The Timeshare Store and it sold in less than 24 hours for asking price. :p Even more amazing was that we had a vacation planned in July using those points and could not even close until after that trip reservation was completed. I have bought and sold with TTS and think they are absolutely the best. :thumbsup2
 
I agree with the others who say TSS is awesome. With few exceptions, I think those who've dealt with them will say they are like a well-oiled machine. If things do get slowed up, it's usually because the buyer or seller is foot-dragging.
 
To answer your original question: How long does it take to sell DVC?

The answer is there is no answer. Or, as I learned in MBA classes: "It depends."

We listed a 300+ point contract with TTS and another broker. No bites. We withdrew the listings.

A couple of months later, we re-listed with TTS (bought and sold twice each with them) and sold the same contract, for the same price, the same day.

Go figure.
 
Lots of misinformation in some of the posts above, including your own. A few highlights:
  • As far as I know, none of the brokers use EXCLUSIVE listings, which means you can list with anyone. Some of them co-broker, some of them don't, and at least one co-brokers unethically (IMHO). But you can list with as many as you want. (And it costs nothing to list)
  • All of the realtors mentioned are "brokers." Under Florida law, you have to be either a broker, or work under a broker, to sell real estate.
My personal recommendation for anyone selling is to use The Timeshare Store. As I said above, we have bought twice through them and sold twice through them and they are professional to the bone.

And I concur with Lisa's opinion about sellmytimesharenow.

So you PAID sellmytimesharenow to list it? I don't think any of the big four take money from the seller before it closes, do they?

Unfortunately it's very common for timeshare scams to promise to "sell" your timeshare but in the fine print only commit to listing it for sale. You have to be careful.

Legitimate brokers don't require up front money.
 
When you "advertise" with sellmytimesharenow.com.....they make you pay an upfront fee. I thought it was a brokerage fee....and it's not. However, if I sell it somewhere else....they are supposed to pay me back. (I think I got ripped off though). They don't have a commission....and I didn't get the paperwork prior to agreeing to their terms. My fault, but if I had done better research, I wouldn't have messed up.

I totally messed up! My mistake. Do people list with more than one brokerage?

Absolutely. I had 2 listings with 2 different brokers. One sold through one and the second through the other. As soon as I had confirmation on the acceptance of a contract, I contacted the other broker who removed the listing from their site.

I used The Timeshare Store and DVC By Resale. Both companies were great to work with in selling what needed to go at the time!
