BCV resales prices? Is it worth it?

I know resales prices are up at most resorts. The activity at BCV seems crazy. I saw a small contract go for 125/point. Other contracts have hovered in the 110-120/pt range. How great of a resort is this place to buy at those prices? I would think you can find value at other resorts.
 
I cannot comment on the price relative to other resorts but I own at BCV and I really like the location. My family is older now and we really enjoy EPCOT and the proximity to the park is great for us. We usually start the day at one of the other parks and wrap up the day there for meals and drinks. Being on the 11 month window for F&W is a plus for us as well.
 
You can certainly find value at other resorts. We aren't actually that fond of BCV. But for the people who LOVE BCV, who think that SAB is the perfect pool and like the proximity to Epcot, those prices are worthwhile. Some people look at contracts and say "I can spend a few thousand dollars more now, and spend the next 30 years staying at the resort I love - or I can save a few thousand dollars now and risk ending up disappointed every vacation I take." and decide a few thousand over 30 years is worth it.

i'm happy at other resorts, including OKW, so BCV and $100+ per pt is not a value for me. but if you HAVE to stay there (to be close to epcot and have access to stormalong bay, which is not a pool hopping option) then you'd better open up the wallet...
 


It's all personal preference. I own BCV and love it. I love hanging out at the pool all day, having lunch at hurricane Hannah's - it is a true getaway for our family. We have stayed at other resorts but always compare to BC. Even my little kids ask to go back to Brach Club (they call it the white and blue hotel) after we try a new resort.

Some people love BCV and to some of them apparently it's worth $125 per point.

Prices have sky rocketed for BCV. We contracted for our 50 point contrect in late April for mid $80's. This included some banked points & all current year points. Offered $4/ point over asking seconds after listed. Knew prices would continue to go up & did not want to risk ROFR.
 


For me, no. only way i would buy bcv is if i regulatly wanted to go during food and wine. Many other times of the year, its not impossible to get at 7 months. Im happy with cheap ssr points with some of the lowest maintenace fees.
 
BCV on resale just doesn't make any sense. I am on a waitlist for 50 direct points Sept or Oct and my all in price is around $6300. I saw the exact same thing on resale at 6327 all in with no 2013 points........crazy........I will stay on the waitlist thank you.
 
I love BCV, but I would never pay that price. I have been lucky to stay at BVC three times with my SSR contract. I imagine as more people buy into DVC it will be harder to get a reservation but so far so good for me.
 
While BCV is going up faster than other resorts, the median price recorded so far in September is $90, and I haven't seen anything higher than $95. Given deeds are recorded 1-2 months after the price is agreed upon, it's possible that the real median right now could be $93-95. That's still a pretty good discount off the $130/pt that Disney is charging.

On the plus side, if the price keeps going up, we'll find out exactly how much people value the extra exchanges that you can use if you buy direct. :)
 
I own at BCV for some very good reasons. One is location, location, location with easy access to Epcot and MGM. Epcot and this area with board walk has the largest selection of diverse restaurants. Another aspect that drives prices is just the small number of units at BCV. There are many more at boardwalk which has the same location bonus, but due to the volume, it is not as competitive. Is it worth it - don't know. The location is worth extra, but not sure BCV over BW is driver to pay more. I love BCV over BH, that is just a personal preference.
 
At this price point how is this even considered a resale product because once you add in the closing costs, fees and upfront dues :confused3

People are (so far) not actually getting $113/pt. That's a listing price. It's like any other kind of real estate; negotiation is normal.

And while it's great that you got BCV at $115/pt, people looking to buy now are comparing to the current price of $130.

So say this seller accepted $100 (compared to $113/115/130) and then add closing costs/fees, dues, and the fact that there's 1 point in 2013 = What's the net per point?? Is it still worth ROFR or is it that skipping ROFR is a 'sure thing'?

It's all part of the negotiation. I don't think anyone's going to actually pay $100 for this contract either, but who can say? A "normal" price for it would probably be around $85/pt., and the buyer should be negotiating for the seller to pay 2014 dues because they're not getting any points until Dec 2014. But the ways of DVC negotiation are mysterious indeed. :)

Just keep in mind that listing prices average about 10% above selling prices. And this particular listing price is basically a huge outlier. There's someone listing with Fidelity trying to get $155/pt for a 300 point BWV contract. That's clearly delusional, or they just figure they'll throw out a random figure just to see what happens.

I think resale prices could conceivably rise until they're only a few dollars a point less than direct prices, but we're nowhere near that point yet. And I'm not saying it's going to happen, I'm just saying it doesn't violate any obvious economic principle. Savings are savings. :)

Assuming all factors except price being static, prices will continue to rise until they reach the equilibrium point (where sellers and buyers are happy to continue doing what they are doing without any changes).

If a factor other than price changes (such as the US defaulting on its debt payments in a few weeks), then it is an entirely different model.

Put another way, as long as buyers are continuing to pay asking price as soon as a contract hits the market, prices are gonna keep a rising.
