Question?

I need some help guys.. We are now a family of 5, and wondering if the rule is 3 and under or under 3.... To be able to sleep in a normal room,not a room allowing five.

Also which of the Disney resorts have rooms to accommodate us? Just a quick list would be great, and I will search?

You would be eligible to stay in any Disney resort room (except for a king bed room) if your youngest child is less than three years old.

If the child is 3 or older, you would be considered a family of 5. You could still stay at any of the family suites at ASMu or AoA, a room at POR, or a cabin at Ft. Wilderness. There are quite a few of the deluxe resorts that will sleep 5.

Any child under the age of 3 (so 2 and under) does not count toward occupancy. If your child is 3, you would need a room that accommodates 5. The pp listed some options and I just wanted to add that of the deluxes resorts, the GF, Poly, CR, BC, YC, and BWI all accommodate 5 in a standard room. WL and AKL only accommodate 4 + 1 under 3 in a standard room. WL has a deluxe CL room that accommodates 6, but the cost is quite a bit more than a standard room as it's on club level.

If cost is an issue, I would recommend looking into POR. It would be much less expensive than the other options for a family of five.

And just to clarify for anyone else reading. It is 1 child under the age of 3. So if you have, say, 2 2 year olds one would not count towards occupancy but the other one would.

What about 2 value rooms? Is that an option? Seems that would be a good deal, and we would have 2baths..BUT safety is an issue with the girls being in a separate room....do they have adjoining?

Therein lies a big issue for larger families. You can request connecting rooms, but it is NOT guaranteed. Many people will receive the connecting rooms, but there are also those who do not. For us, as a family of six, we do not want to risk being separated in non-connecting room, at least until the kids are older. But, yes, that is an option for you if you are ok with possibly being separated from your DH in a different room.
