First VGF resale contracts hit the market

Wow, the owner is losing money right away just based on the asking price. This purchase and resale must really sting. I would not be surprised that it gets ROFRd.

I'd be very very surprised if it did get ROFR'd.
 
DW buys GFV contract without telling DH. Said DH threatens DW with Divorce if she does not sell it. Said contract is then the first to hit resales!

Or could be two Dept of Defense civilian employees who just found out they are going to be let go at the end of Sept.
 


I'm hoping the detail doesn't mean you know of this personally.

I do know of RIFs in the DOD coming the end of Sept, but I don't know anyone who works for the DOD who just bought GFV.
 
Disappointing if these sold for 130.00 I was hoping in future years it would have more of a spread like $105 pp and I would add on. Thinking the Poly addition will help to lower the future cost...maybe? We got a VGF one bedroom for Halloween this year even though we are owners at SSR. I think we will be spoiled by the amenities and convenience. Just have to wait and see I guess.
 


Assuming the sellers put 10% down and paid closing costs $130 pp allows them to walk away w/out bringing money to the table - they've lost their down pmt. and closing costs but have escaped a monthly pmt and MFs.
So my guess is impulse buy and when the reality of paying the monthly debt hit they wanted out.

Hmm... BLT these days are reselling for $105. I don't think it is reasonable to expect VGF selling less than BLT, considering it has longer expiration date, if you believe they are at par in luxurious factors.

I disagree considering Disney is selling it for quite a bit less direct.

Unless sellers completely undervalue the product, $130 per point is a completely reasonable asking price.

Losing $15 per point for owning 2-3 months is bad enough. There's absolutely no justification for sellers taking a 30% mark-down for a low supply / high demand property which has already experienced its first direct price increase.

How are you coming up with low supply? VGF is over 80% UNSOLD. One phone call and 20 minutes is all it takes to buy.

Low resale supply.

It only takes one phone call to buy resale for $20 less than Disney's price. That's $2000 on a 100 pt contract. Worth a little extra wait for most buyers.

If I were selling this soon after buying, personally I'd list for no less than $140. If nobody bought after a couple months, I'd consider going lower. But I'd be shocked if there wasn't a single buyer who didn't want to save $1000 on a 100 pt VGF contract.
