First VGF resale contracts hit the market

Saw the tweets from the broker a little while ago. Two contracts, both Dec. UY. 100 points and 35 points. $130 per point each.
 
Maybe someone who wanted a fixed week instead....:confused3
It's kind of crazy to be selling this soon. Have they even been able to stay there yet (it opens in Oct, right?)?
 
I would imagine it's stripped. Right? 2013 and 2014 points being used right around opening, and closing delayed until the trip is complete? Or 2013 and 2014 points were transferred out, somehow the seller thinks they're making a profit? Would it even be possible to come out ahead?

Edit- just saw its dec use year. So I guess the trip right around open using 2 years of points doesn't make sense, unless closing is pushed to December.

With the higher closing costs, buyer wouldn't be saving much at all, if anything. I am surprised, though, that they aren't pending.

It can't be stripped because we GVF owners can't use our points till the resort opens in Oct... although i suppose if they had one booked and then a delayed close...

They could have used the points to book another resort, though that would be kind of silly.

I'm pretty sure when I bought Aulani before it opened I wasn't allowed to use the points ANYWHERE until Aulani actually did open.

It was a few years ago so i could be wrong about that. And then again, VGF might be different anyway.
 
They can't use the points until the resort opens, but they can make a reservation and then then closing would be after the reservation is completed. They also could have transferred the points.

Even with closing cost on the 100 point contract you are looking at about 135.00PP which is a savings of over 1500.00 from Disney.
 
Actually closing costs are closer to $700 than $500. At $137 a point you are saving $1300 over direct.

You are correct. When you use Aulani points to book a different resort, you are essentially trading a room at Aulani for a room somewhere else. Until Aulani opened (or more specifically, until the specific Unit you purchased at Aulani opened) you had nothing to trade so you could not use your Aulani points anywhere until that time.
 
I would think that if they had a vacay booked, the listing would not show full points. We have one booked after it opens and our points reflect the booking.
 
What are direct closing costs now...like $200 for the 100 point VGF? So, $500 more via resale (though why $700 via resale...I bought AKV 100 points resale in Feb and paid like $450) . But if $700 (though less the $200 you'd pay direct), for 100 points that's $5pp and makes the price $135pp which is $1500 cheaper than direct. Worth it to me (maybe not so much for the 35 pointer).
 
I do not think you can book anywhere else until it opens. On DVCMember.com, if I look for something prior to 10/23 it will not even show me inventory at other resorts, it tells me the resort is not available.

Which broker? (just some initials will do)

Certainly reasons why someone would sell, but good luck getting 130 a point.

Direct is certainly worth 20 per point to me. Unrestricted, and done in one phone call.
 
I believe if its two contracts from the same owner you can combine them on one deed and closing would be a lot less. I did that with some OKW contracts I bought.
 
Seen GFV points renting for $17.50 per point!!! At that rate, you can rent out the 200 and apply $3,500 to the overall cost of the 100 point contract.
