We just found a DVC resale that we are interested in. The guy we are working with has been really good about getting back to us. Has anyone had any experience with them in the past few months? How was your experience? Did it take a long time to close or was it the average closing time?
 
There have been a few threads about this company recently. Go to the Purchasing DVC thread listings page. At the far right near the top of the page click on "Search this Forum" link. In the text box type "sellmytimesharenow" and click "Go". You will find many recent posts discussing this company.
 
I made an offer on one of their listings about 3 weeks ago and had great response and interaction with Cherise. However their closing costs are astronomical and their listings are very vague with the details usually (UY, available pts, costs, etc), and I ended up retracting my offer because they wanted me to pay $1500 in commissions to the broker along with over $1k in closing costs. If you find a REALLY good deal on a contract, go ahead and make an offer if you like it but don't forget you can get closing costs at half the amount they want from many other reputable sites. Ironic to see this thread. I recently wanted to make an offer on a listing. Smtn rep told me closing costs were 1083 and there was a commission I was responsible for of 1200. Shady?? I thought so. I told him no thanks the total was too high. He called me back 10 minutes later coming down in the total cost 800. That fast?? I refused again. Too shady. In the meantime my sister (we r purchasing together) called inquiring about the same listing( I didn't know at the time that we were inquiring about the same listing) and she received a totally differt story from another rep. He said there wasn't a commission the buyer was responsible for. Wow. Sounds like he was more honest but wait.... He then told her that the asking price was too low and that she should offer an additional 5 dollars per point to pass rofr. She said he was pushy and went on and on about how Disney would buy it from under her but he would still get paid. I'm am NOT kidding or exaggerating.I mean c'mon. We r members already, read these boards and have a clue. Boy do they prey on people that are uninformed. She wanted to make an offer 3 dollars below asking and he refused to present. ?? So shady..so sad to try to take advantage of honest people. They knew they had a good listing and were trying in different ways to benefit from it( put money in their pocket). I feel most bad for the seller who could of had a potential buyer and has no idea what these people are doing at his expense.

Refusing to present an offer is illegal and can jeopardize the broker's license. I strongly recommend that you report this to the Florida board of realtors.
 
Wow a lot of this language is very consistent with my experience other than not presenting my offer. "Disney will take it and I still get paid" sticks out. Really? You wanted me to pay the sellers commission, so Disney is going to pay you too? A lot of pushing, hurry up and do it now before its gone, etc. Dealing with fidelity has been night and day difference.
 


When my sis wanted to make an offer he said that he just got off the phone with the seller and they wanted full price. Is this the same as refusing? Something tells me that that statement was fabricated. I am still stressed from that cOmpany. No idea how they make money.
 
I contacted Sellmytimesharenow.com as well (just to find out about a listing - as others have said, their listings are very vague as to the details of the contract). I found a contract I was interested in, and they told me it was a really good price (and it was) until I found out all the fees they wanted me to pay. They told me it would not be on the market very long... and kept contacting me for about 3 weeks to see if I wanted to make an offer. I was not bothered by them contacting me (they were friendly enough), but I did end up making an offer on a contract at Fidelity. Much more reasonable fees, and I just had a more comfortable feeling. They let me know most of the details of the contract, including fees, upfront. I feel Fidelity knew Disney resales better. TSS was also helpful, but I just didn't find the right contract with them.

Also, if we buy two contracts (want BC and one of the cheaper resale ones) do we get to count both as home resorts for booking at 11 months, and can we combine the points from both contracts for one booking. Last question, how is Disney with the right of first refusal and do they turn many offers down. Anything else I should be looking for in all this - I have read that you get all the benefits like buying through Disney except for the points being used for the Disney Collection and cruises are not allowed. There is also DVCbyresale.com. If you have two contracts at two different resorts you can book both 11 months out BUT you can't use points from one to book the other 11 months out. You can only use the points allocated to the resort you are booking 11 months out. There is a ROFR thread that has details of contracts being submitted lately so you can get an idea of a good offer to make. Good luck!!

The term "home resort booking window" can be confusing. It makes it sound like provided you own a particular resort, you can always book there 11 months out using any points you happen to have lying around but that is not the case.

It is really the "home resort POINTS booking window". If you want to book BCV more than 7 months out, only BCV points can be used to make that reservation. They can be your own BCV points or points that were transferred into your account by a BCV owner. For example, I don't own BCV myself but I could arrange for a transfer of BCV points into my account and then use them to book BCV 11 months out. The points have the booking priority, not the owner.
