Why are the incentives better for Animal K?

So I want Bay Lake Tower but the incentives to buy at Animal Kingdom are attractive. Why are there such good incentives for that resort? Is no one buying there and so they have to make it attractive?

It's a money thing. AKV is a large resort and DVD is sitting on unsold inventory. If the units have been declared into the association then DVD pays dues like everyone else. If they sell the points, they make great money on the sale and the new owner pays the dues.

They seem to have a cut off point on each new project where they shift their focus to the next project as a resorts sales are winding down. When BLT went online, they focused on BLT and didn't push AKV at all, now that BLT is winding down, they are pushing AKV and soon VGF.

They use incentives when resorts aren't selling as much as DVD would like them to. Currently AKV and Aulani are in active sales, so they have incentives. BLT is now considered "Sold out" but there are points still available (like any other "sold out" resort).

VGF, so far, hasn't needed incentives to spur sales. It will be interesting to see how those sales do in the doldrums of summer.

You're missing resale. You can buy AKV for WAY less resale than any incentives Disney will ever offer.

It depends on where you want to stay. If you were interested in standard view or theme park view at BLT, then buy there because those are hard to get at seven months out.

If you want value or CL villas at AKV, buy there because those are almost impossible to get at less than 11 months out.

If price is the driving factor for you, have you looked at resale contracts?

1) that the 11 month window is absolutely critical for booking certain villa types and resorts at certain times of the year (including "slower times" for the parks). if you expect to book BCV during food and wine or BLT standard view villas during early december, you'll wind up very disappointed if you have the notion that "points can be used at any resort."

sometimes they can, but sometimes you'd better book your home resort early.

2) annual dues vary. AKV dues are higher per pt than BLT, for example.

3) expiration dates vary. AKV expires in 2057. BLT expires in 2060.

To give you an idea of resale prices, if you look at the ROFR thread, you'll see recent prices for AKV as low at $57 per point for a 160-point contract.

You will also see ZERO ROFRs, so obviously the bottom has not been touched yet.

I recently purchased a loaded 500 point AKV contract for $28,695 all fees included and it even had 42, 2011 points. It came with two full years of maint. fee paid points and the seller was willing to pay closing which was around $700. AKV definitely offers better deal opportunities in the resale marker- you just have to find a buyer able to accept your offer as many AKV owners financed and are looking for a certain dollar amount!

I agree with all of the points above. I'll also add that you should think about other products (in other marketplaces) that are put on sale. Many times it's because too few people want it at full price, or at all. Do your research about the price history of AKV as well as resales and you might come to the same conclusion that I have come to. Regardless of incentives, there is absolutely no viable reason I can think of to buy AKV direct right now. Out of all your methods of entry into DVC ownership, that is the absolute worst option.

Where do you find a deal like that? or somewhere near it. I dont mind buying a resale but im a little leary of where to buy. and ROFR was a factor last time i looked into this. So the idea that you were able to purchase at a lower cost and Disney let it happen is encoraging.

I bought 100 AKV points via resale...closed in March...paid $66/point. I used one of the big brokers. It took less than 60 days from offer to being able to use my points. I booked a 2BR and a studio for Dec 20-25 on March 19th (the very day I had access to my points). We paid $66 (was listed at $69) and we paid 2013 annual dues and the closing costs...it was a somewhat loaded contract.
