Hi All,
I have many thoughts regarding purchasing DVC and am looking to the seasoned voices here for guidance. We live in Florida and are AP holders. We visit for long weekends throughout the year and occasionally longer trips(never more than a week). We have graduated from value resorts through moderates and are now pretty much deluxe resort guests. DVC is also now a real consideration as well. My questions are many. The first is: Is there any reason at all to buy direct from Disney? Next: since we visit throughout the year, is UY that big of a consideration? Do you recommend 1 contract at 1 resort or a few smaller ones at various resorts spread throughout property? Any thoughts and advice you may have would be greatly appreciated. Thanks!
 
I find it hard to find a reason to recommend buying direct. The price difference is so large now that I think everyone should really check out resale. If you are traveling all times of the year, then UY is going to be of less importance. And, home resort is only going to help if you are always booking those trips during the home resort period. If those frequent trips are planned less than 7 months out, where you own wont matter.

I bought direct back in 2006 when the price difference was small and there were not many resales for VWL. It was great getting the points immediately but the price difference today is just too large to justify buying direct.

...and rumors about resales being limited on usage are just that...rumors and if DVC were to implement limitations it would most likely grandfather existing contracts so I would not be too concerned.

lots of people don't understand this, but here's the thing:

if you have 4 50 pt contracts, with one each at BLT, SSR, OKW and BCV and you decide you want to book BLT at 11 months out, then you can use pts from ONLY the 50 pt BLT contract. the pts from the other 3 contracts cannot be used at BLT until 7 months out.

if you plan on booking mostly on short notice (less than 6-7 months out), the larger resorts like SSR, OKW and AKV (and not the value or club villas) will often be the only ones with availability.
 
Should I even consider Vero Beach? Or would not being able to do anything until 7 months out really hinder my getting a room? As to the AKL comments do the value really go that fast? What I'm looking a specifically is a listing for VWL for 350 points vs a listing a BWV for 300 points. Pros and cons of each?
 


I would not buy at Vero if I was not planning on staying there. The MF's are very high and will negate any savings from purchasing there. As far as AKL values, yes they go right away at the 11 mos. mark. You may be able to find a 1 bedroom value for a few days here and there at 7 mos. but you can't count on that.

True but you would have access to 150 points every 3 years through banking and borrowing. Home resort won't matter though if you can't reserve more than 7 months in advance.
 
You would maybe want to consider buying direct if you want a low number of points at a particular use year, for a particular resort.

For us, we havent seen any resales at the resort we want in the UY we want with the number of points we want in the past 3 months, so we are on the waitlist to buy direct. Yes you pay more per point, but you can get exactly what you want.

lots of newbies read something like this, though, and start assuming that banking and borrowing can turn SSR pts into BLT pts, so you have to be careful how you explain it.

1) i would stay away from VB due to higher annual dues and higher risk of storm damage, among other issues. SSR is a better deal due to its onsite location and 2054 expiration date.

2) i've gotten AKV value studios in the past by waitlisting at exactly 7 months out...but i've also waitlisted value villas at exactly 7 months out and it never came through. if you are really counting on booking AKV value rooms, you should really own there and book at 11 months out.

as for BWV and VWL, it depends on how often you'd be booking at 11 months out vs. 7 months or less. both VWL and BWV expire in 2042. if you really want the cheaper standard rooms at BWV, again, you should really own there and book at 11 months out as they are in demand.

But if you can't book more than seven months in advance, you may need to reconsider a timeshare. Most members book at eleven months out. If a specific resort or time frame or villa size or villa category is important to you, you really need to book that at eleven months out.

If you don't mind getting SSR or OKW or AKV all the time, booking at seven months out might be okay. If you don't mind not getting a studio, you really need to book more than a few months out.

Yes, value at AKL go very quickly and best booked 11 months out or you'd have to waitlist and hope for the best!

We bought re-sale (AKL) and have no regrets at all. For the most part, it all depends on how you plan to spend the pts. If you want to cruise or do Adventures By Disney, re-sale isn't the way to go (and pts are not wisely used that way either), but if you're looking to simply stay on property in Disney, then it's been nothing but positive for us! :)

I'm not sure what you mean by "trade" pts, but it's not possible to move one resorts pts into another contract, you'd have to book 7 months out if it's not your home resort regardless of what you own. For example, if you own pts at AKL, you can't "trade" pts to another contract for another resort and book 11 months out, only the pts under that resort can be used that way. Hope that makes sense!?
 
I think before you can figure out the which resort question you really need to figure our where you want to stay and when you will be booking it.

We bought AKL because we love the resort and I knew we could book it at 11 months and would be happy to stay there if we couldn't swap at 7 months. What we have since discovered is that we also love BLT so I wish we had bought half our points at AKL and half at BLT as we tend to do split stays, that said we have had good luck with booking at 7 months and wait listing.

If you have a strong preference for a particular resort and you think you will be able to make plans at 11 months or so out I would buy where you want to stay. If you, however, anticipate looking for reservations after the 7 months then home resort advantages are not going to help you so you might as well buy wherever you can get.
