50 point Add-on - Direct from DVC (maybe)

I'm looking to add 50 points at either BLT or OKW and I prefer to have the same UY of my existing 50 point contract at BLT. If I buy direct, DVC has the BLT available in my UY, but OKW is waitlisted. The rep says that regardless of which one I get, they will let me have the 50 2012 points for immediate banking. I'm just tired of looking and waiting for a 50 point resale contract, especially one in my UY.

I understand that waiting can be difficult, especially for a 50 point BLT contract. They do come up, though. One other thing to think about, you can get 50 points direct or 100 points resale for the same cash outlay. Yes, annual fees are more, but you're getting twice as many points for the same buy in. There are lots of things you can do with those extra points...I'm sure there are plenty of owners who would pay nicely for a transfer of any excess points. Just giving you something else to think about. :)

If you are going to wait make sure you check the big companies sites at least twice a day and make sure to get on everybody's email list. I didn't find out that one of them had 2 different list until about a month ago now. One only went out on friday with all the listings. The other was resort specific and went out as soon as the listing came in. 2 weeks after I was on the BWV specific list a 100 points with my UY came up. I made an offer I think **** said 1 minute after the email went out. Sorry for the vagueness about the companies every time I put names they get edited. One of my post looked like a letter after the military censors got through with it. When I posted this even the name i mentioned in this post was edited. Actually kind of funny. If you need more info about the company pm me.

What is your UY? We have had the same problem with an August UY at OKW with contracts not readily available.
 
I'm in the same boat. Was looking for 50 points at ssr or okw with a June uy. I was put on a wait list, so now I decided to explore the resale market.
 
We began, about a month ago or so, to look to add onto our 75 HH points (we also have 200 OKW and knew we'd add onto our HH someday). We were thinking 25-50 with our Aug UY. I called direct and was ready to add 30-40 right then and they had them for me (right before Xmas). Instead, DH wanted to check out the resale market (we bought both our previous contracts via resale). We found a HH contract with Aug UY that was 88 points...perfect (a bit more points than we were thinking to add, but paying $53/point instead of the direct $80/point...well we could get more points for our $$$). We had contracts signed and sent off for ROFR process and the owners cancelled it. So, back to the drawing board and we looked and looked and then broadened our horizons to different UY and even started looking at BWV and AKV and were considering 150 point contracts. We stopped and took a deep breath and realized that we did not want 150 more points (all the MF would be more than we want to pay each year). So, we go back to direct and we were all set to buy 55 points with our Aug UY...but this time when I called we had to go on wait list. We went back to scouring the resales and got on mailing list with 2 brokers (the 2 we bought from before) and they began sending new listings via e-mail. After a couple days, a 100 point AKV contract popped up...with our Aug UY....YAY! So, we are now waiting on ROFR on that contract and are very very excited to have 11 month booking window at AKV (value 2BRs in our future I hope).

And unless you get a Jan UY (which do they even have that UY?) then you will get all 2012 points as the new UY won't be here yet. It's not a special gift they are giving you...but finding a nice loaded resale may not be as easy. My AKV had 61 of it's 2012 points, so I got lucky there as well. But buying direct for a small loaded contract with the same UY is understandable. Good luck with your hunt for points.

There is no Jan UY. There are only eight UYs: Feb, Mar, Apr, Jun, Aug, Sep, Oct and Dec. Not sure why but there are no Jan, May, Jul or Nov UYs.

But your point is correct about Disney starting the buyer off with a full set of current UY points. Anyone wanting to buy a Feb UY contract directly from Disney has only one more week to get those 2012 UY points.

I got the points immediately and I was able to bank them and use those 100 points to book a F&W trip for that October. *IF* a resale had come available and *IF* I paid $55/pt, my resale cost would have been $2750 + $450 in closing costs. Overall, I paid about $800 more by buying direct, but it was completely worth it. From a purely financial standpoint, buying resale is the way to go, but for me, the added expense to buy direct was worth it for the convenience. Would I buy 100 points direct? No way...but for a small contract, I consider the added expense a "convenience fee";).

For the 88 point HH resale, we had an offer on, the closing costs were like $600-something with Fidelity. For the 30 point direct, Disney now charges minimal closing costs and it was going to be about $30...when I was trying to add on 55 points direct, they said the CC would be $50-100????? But that is still better than $600-something. My 100 AKV points, the CC are about $450 (not with Fidelity) and I am only paying $66/point so I get way more points for my money and AKV instead of HH (which you can get for around $50/point resale). If I added on 100 HH points direct it would be $80/point plus $100 in CC, so $8100 for 100 HH points direct ....OR...$7050 for 100 AKV points resale. I think waiting 2 months is worth it to save $1000 and get a better home resort.

I called today about a 50 point OKW contract for June and was also told that it has a wait-list. The rep read down the list and there were multiple months with a wait-list. I imagine that this would cause resales to be ROFR'd, especially when they are being offered at the $60 price range for resale and DVC getting $100 from direct buyers like me.

I'll sleep on it for another night or two, but am leaning to OKW from DVC at $100 per point. I'll be happy to get my current June UY and I'll get the 2012 points too. I value the 2012 points at $550. DVC will let me bank the 2012 points after the banking deadline as long as I am on the wait-list.
 
It took until late June to have 50 points for OKW become available for purchase from DVC, but now I have my points. Paid $100 per point for the 2057 expiration date.
