I got a phone call today from direct dvc he said they r closing sept 2012 and no more double pts. Just a little to pushy. I think. I have spoke with resale folks but one was educated other was not so much. Have to say that there not pushy though. Almost to lax on sales could b due to I knew lot of info research

You don't get double points buying direct. You only get the points you are entitled to based on the UY you purchase.

I'd be curious to see what the DVC salesman would say if you demanded the Sept. UY? Would they just not give you any points until Sept.? Because contracts with a Sept. UY currently have their 2012 UY points available and then you'd get your 2013 points on Sept. 1 of this year.

Did the salesman say you'd have to go on a waiting list for that UY? Just curious how they could dance out of giving you the current points.
 
They was offering sept it 2012 said 2400 pts available like Monday then 1800 then yesterday 140. Then was going to march 2013. So no12 pts. I would bet if I called them next week ready to buy they offer same deal. Just pushed I think but who knows.

Which resort? If it was BLT, they are close to selling out so perhaps they have limited inventory left in certain Use Years.

Right, but if he was offering a contract with a March UY, how would you not get all the 2012 points because that is the UY you're currently in? One of the only advantages of buying direct is the speed of transaction, so how would it work to make a person wait two months to close so they don't have to give you the current UY of points?

They may not have any March 2012 UY points left. If that's the case then the initial UY would be March 2013. Dues would be pro-rated to start on 3/1/2013. Closing could happen in the usual time since that has nothing to do with when you get your first points or even when you can start using your points. For example, you can book and take a vacation on points prior to closing. If you back out of your purchase after your stay but prior to closing, they deduct the cost of the stay from your deposit.

Another example: I purchased AKV in Feb 2007. I closed within a few weeks of purchase. My first points were my Oct 2007 points, many months after closing on my contract. I owed no dues until Oct 1, 2007 since dues begin when the first points are issued. I owed 92 days worth of dues for Oct 1, 2007 - Dec 31, 2007.

It's also possible that they are changing their policy and will no longer back date your initial UY but I would be surprised if that is what is happening. When buying directly from Disney (particularly when adding on), some buyers wait to purchase until just before the end of their UY. They get the current UY's points but pay minimal dues on that first set of points.*** Disney can make more money on those points by putting them in the pool of one-time-use points so perhaps they are re-thinking their policy.

*** ETA: Some members who employ that strategy get shut out. They wait until so late in their UY that Disney runs out of current UY points. By trying to optimize to get maximum points for minimum dues, they lose out on a year's worth of points.

As I stated above, if you are buying BLT it could be an inventory issue. Did your guide offer any explanation?

If you are serious about purchasing directly from Disney, tell your guide what you want. If you want a Sep UY, starting with a full set of Sep 2012 points, tell your guide that's what it will take to get the sale. They could put your name on a waiting list and if someone who bought some of those last Sep 2012 contracts rescinds, you might still be able to get what you want.
 
He said pts was about sold out. Due to inv. just hard to believe that those pts sold that fast. Just my thought felt like I was getting pushed so I backed off I don't sell that way at all.
