I have my eye on a DVC that is too many points...but

I think it would be a good deal but too many points. If I rented half the points it would cover the MFs for the year or I would have the option of taking other people with is from time to time. I assume I cannot count on always being allowed to rent points?

From how I understand as long as its not like 20 res a year, but of course DVC could alway change the policy in the future
 
I have more points than I typically use. Some trips we take friends along and eat up points and sometimes we go elsewhere on vacation. In those cases I do rent my points out. As the PP stated, the current rule is that you are a commercial renter if you have made more than 20 reservations in a year with where all the guests on the reservation are non-members. So if you book a reservation for a relative to do a one night stay over on a studio, that counts as one non-member reservation. I think 20 is actually a high number, but I suspect that many members in the immediate area may do exactly what I gave as an example. So I am sure Disney does not want to stop DVC members from allowing their friends / family to come and stay and spend money.

So, as to your question, if you are looking at needing half of what you are looking at, I would say go for it. 1) chance are you may end up using more than you think and 2) you should easily be able to rent the rest out quickly and well under the 20 reservation / year amount.
 
No would not be renting 20 a year but we are looking at 150-200 point contracts and this one is 300. the use year I want and location.
 


With the member meeting this week, I'd wait to see if they throw any new rules about renting/reservations for non-owners, etc out first before buying more points than I need.

That is certainly a good idea. But even if you make a bid today, by the time you get the contract and have to sign and send it back, the meeting wil be over. If one is truely worried about DVC some how blocking renting, then I would sugest that person not buy on the idea that they will rent out unused points. I do see them making moves at some point to block more commercial renters, but they need to make sure they are not hurting their real owners. At the end of the day, I am sure a room that is occupied for a week makes them more money that a room vacant. When non-members stay, there is a possibility they may buy into DVC (our friends did when they joined us on our trip). So I really doubty you will ever see them say - members only.

They can make a lot of money on a vacant room. They can rent it out for cash direct to DVC.
 


Every time I look at the ROI of a DVC rental, I end up thinking it's not a lot of money in exchange for a substantial amount of work. Depending on how rare the contract you are looking for is, I might wait for one that is a better fit.

I agree, I think people often overbuy on points, home resort as well. However, it depends on how well one can afford it, how many points over it is and the like.
 
Buy the amount of points you know you will use and at the resort where you prefer to stay.

Id say if you can afford the principle and dues for 300 points go for it. If you'd have to rent points to make ends meet on the dues, etc i wouldn't.
 
remember that a 300 pt contract will be hard to sell if you need to sell. If you decide you only needed 200 pts later you can't break up your 300 pt contract and just get rid of 100 pts. I would wait for another contract or at least get 2 contracts of 150 each if you can.
 
A 'set' of points is a contract, not a Disney Vacation Club.

If you are looking at a 300 point contract with the intent of renting half of them out every year, you are looking at contracts that are too large.

You have no guarantee that you will always be able to rent points to non-owners, and you have no guarantee that you will always be able to rent all of your points every year.

You are better off buying a 150 point contract, or a 200 point contract - NOT a 300 point contract.

If 300 points fit your personal usage needs, then by all means - but 300 points. But if you are buying a DVC contract with the intent of profiting from it - then you are making a very bad decision. The only thing that DVC guarantees is the YOU the owner will be able to use your points each year at YOUR home resort. That's it - those two things are guaranteed - period.

You are not guaranteed the right to rent to a non-owner, and you are not guaranteed the ability bank or borrow, and you are not guaranteed the ability to book at resorts other than your home resort. Those are all things that you can do right now - but may not be able to in a year or two.

I understand your idea - but there are so many factors that are out of your control, it wouldn't be wise to buy more points than you plan to use, with the plan to rent half of them out every year.

If it wouldn't be a financial hardship to pay ALL of the dues each year, then you can afford to buy 300 points, BUT if it would crunch your budget to pay 100% of the dues out of pocket - then don't buy more than YOU will use.

I really think it is situations like this each year that will eventually cause Disney to tighten and/or create restrictions for ALL members.

Buy what you will use, where you will use it - that's the best rule of thumb!
