How long did it take you to find the right resale contract?

I am looking for a smaller number--probably around 130 at AKV. Haven't been looking very long, but it seems like alot of the contracts are for higher points. Crossing fingers that it comes around. :littleangel:
 
Waiting is awful isn't it? But I always say the words Waiting and Disney come up often in the same sentence. You're waiting for your contract, then you'll wait for it to close, then wait for the points to be in your account, then will wait for your 7 month window, then you'll wait for your trip, then you'll wait in line for buses and rides and shows. Who knows why we love it so? But we do! For our first contract, I waited about 6 weeks before I saw it on the resale market, the second contract took about 3 months. Worth the wait.

The only smaller contracts that could be available are the ones that were add ons or if the buyer got Disney to agree to break the minimum up into smaller contracts. Disney a few years ago would only sell new contracts that were 200 points plus, then they went down to 160 for a long time. Lately there have been reports of lesser numbers being sold.

The number of these owners selling are less so there are fewer smaller contracts available.

3 months and 9 rejections before I got the contract I wanted.
 


I was lucky, I got a small contract just after 2 weeks after I started looking for real (after lurking the prices for months before being sure I had all the info to make the right decision). It was my third offer.

Now I'm looking for a small add-on and it looks much more difficult. The number of contracts on sale has lowered and prices increased. I'll wait for the end on the year, when the dues notices will be sent to owners and maybe the number of contracts on sale will start to raise again.

My husband and I recently purchased 125 AKV points (135, with the 10 extra/year for the lifetime of the contract) through Disney. So they are definitely selling smaller contracts now!

160 point contracts will be MUCH more common than 130 point contracts. For a specific, not-very-common point total such as that, it could be a few months until you find one. If you're looking for a specific UY on top of that, it could take longer. We originally looked for a 100 point contract and ended up buying 150 so we'd have the luxury of upgrading our view or villa size.
 


I never found mine...

...but I needed a very specific one...50-75 points at HHI with a Feb UY...never materialized...

...so I bought direct:thumbsup2. Overall, I spent about $800 or so more than a resale would have cost me, but I got an "extra" year of points (not really, but I bought in the last week of January and was allowed to bank those points immediately) and I didn't have to be stalking my computer all day, waiting for the "perfect" contract to pop up.
 
See, here is where buying resale breaks down, I think. I am currently looking at HHI contracts. Based on the point charts, we would need slightly more than 100 points, so let's say 110 points. If I can find a resale contract, the cost will be about $6000 (assuming $50-$55 PP) If I buy direct, the cost would be about $9000. So assuming I find a 110 point contract, I will save about $3000. However, so far I've only seen 100 and 150 point contracts. If I need to buy a 150 point contract, the cost would be about $8000. That would only be a savings of about $1000. In the long run however, buying that 150 point resale contract would actually cost me more because of the extra MFs I would have to pay every year. Granted, I would have an extra 40 points each year, but it would make no sense to pay MFs on points that we don't really need.

We are not in a hurry, and DW wants to do some things on the house before we add on. However if and when the time comes, I am not sure there would be an advantage in buying resale unless we can find a contract with exactly the right number of points.

What a head ache! GREAT job on getting it through !

Yes but i got 190 SSR June Contract at $50 with 380 points available and 190 coming in 2013 and the seller paid all MF's and closing costs... so it was well worth the wait!!!
 
I wanted a March UY BLT contract of less than 140 points and I was lucky to find a 125pt contract as soon as I started looking. Have kept my eyes open since and think I was extremely lucky to find it so quickly!
 
I've been turned down 7 times in 10 days..... It's a numbers game, but it looks Locke gret values can be had if you're patient
 
We were turned down or too late 5 times in the last 2 weeks. We got one today!!! I've been on cloud 9 and have been crunching point numbers this afternoon to see what size/view we could potentially get for our upcoming trips in 2013.

I'd be careful about focusing on a single point total for what you think will be your only use for the next umpteen years ...

I would think more in terms of a range of possible vacation options (resorts, room types, times of year, trip frequency, etc.)

I was originally looking for a 75 point AKV contract with a target for our first trip "home" in November 2013, and ended up recently purchasing a 100 point loaded AKV contract - so we'll be going to WDW in about a month (not part of the "original plan") for a long weekend and then the "planned" week in Nov 2013 - but staying in 1 BR villas instead of studios (maybe not the smartest move on my part - the DW is gonna be spoiled!! :)

After that, the plan is to head to Aulani in 2015 ...(which would have been difficult to do with only 75 points per year without bypassing WDW for way too many years ...!)

So only have 75 points per year would have limited our options ...
 
We got very lucky when we decided to add on to HHI. We need a June use year, DH email one of the dvc brokers to get more information. They emailed him back with some HHI listings. I think from the time we decided to add on, till we had the points in our account was less than 2 months (and that was with us slowing it down a bit)

About a month. It was a sweet deal but not perfect so it didn't matter to me if we got it or not. Which of course meant we got it. :lmao: It actually turned out to be more perfect than we had first realized so now we're very happy that it's ours.

I call all things Disney the "hurry up and wait" game. Don't get me started on the bus system. Be patient and you'll find something. Good Luck!

Normally I would agree with you, but we already have 275 BLT points. We are thinking of an add-on specifically for HHI and I know we would only go there in the summer. So, assuming I buy a few "buffer" points for any possible re-allocations, I think we will be safe. 40 points is way too many "buffer" points. I don't want to have to pay MFs on the extra points.

We were looking for a June UY with 100 points at BLT. There were a bunch of 100 pt available and they were selling quick. A 125 pt contract came along with a June UY so we jumped on it. We flexed by buying 25 points extra but after consideration, I think we will be happier having the extra points :goodvibes

Took less than a month. Don't settle for something you don't want, but if you are waiting for something rare and uncommon be prepared to wait a while, or change what you are looking for.
