I see no sense in a small GFV purchase

Like many of you, I would love ownership at the Grand Floridian Villas when they open. Unfortunately it will be priced out of my league. I thought of a 50 point add on, but what will 50 pts do for me. Even with banking and borrowing I don't think 150 point will get me more than 3 nights in a 1 bedroom every three years. I am not a fan of split resort stays so that is not an option for me. I will throw the dice at the 7 month window.
 
Just for DH and myself, just in December, yes, we want to stay at GF! We both love VWL at that time of the year as well, and we are OK with moving.

We love the view from our resorts and it doesn't look like GF well have much of a view so we won't be buying there.

You choice is to buy enough points to stay there for the days you want or take your chance at 7 months.

I look at the layout and think it is going to have excellent views of Seven Seas Lagoon. :confused3 They seem to have done a design where the majority of the rooms will at least have a side view and many will have a head on view. It may not have great views of the castle specifically but I certainly think it'll have great views - similar in many ways to BWV but without the boardwalk noise.

I have visited the building site twice and it appears to me that the majority of the building will have a view that doesn't really appeal to me.

Half of the building faces the GF so there will be a GF view and looking to the right towards the MK, the view looks like it will be blocked by another GF building.

The other half of the building looks towards the Poly, you can see that area of the lagoon beyond the Spa and the Wedding Pavilion.

The end of the building towards the MK can see the lagoon but there is a island there.

The opposite end of the building faces a parking area.

Your 50 points would probably cost around $8000-$8500. Add on fees, and that's about $9500-$10,000 over the first 6 years, during which time you'll get 6 nights. So one night per year, at a cost of about $1600 per night.

What a swinging deal.

The footprint doesn't seem to have room for a pool. Perhaps there will be pool view rooms facing the GF pool which will be open to th villa guests.
 


I saw no sense in Disney building this resort, much less me spending money on it
So at least I won't be competing with you at 7 months :)
 
We're happy with our BLT points, so if anyone wants to sell those to us at a discount to have cash for VGF - just let me know! :thumbsup2
 
Personally I think the view will be better than VWL or BCV and as good as lake view at BLT. It should have a good view of the water parade as it passes by to go over to the Polynesian.

I think looking at the wedding chapel, the lagoon and the Polynesian would be a great view. I would not even mind looking at the main building as I find it architecturally beautiful.

I think we're looking at much of the same thing but guess we're seeing at it differently. Hopefully many will agree with you and I'll take a 7 month booking sometime. ;)

When you brake it down like that it's scary lol .

To the op yeah that probably doesen't make much sense . Plus the points for a room would likely be the most expensive yet .

Can't argue with your math, but using the entire purchase price over only 6 years is not really accurate. By that example, for years 7-9, the only "room cost" is the fees, at $6/per is $300 per night for that 1 br per night. That's not a bad deal for a 1 bdr at GF -- and it would be that cost for years 10-50 also.

Bottom line is the purchase price will be about $3 - $3.50 per pt per year + fees at, say, $6/pt = $9- $9.50 per point per year.

I checked it out with DH and yes, we're buying unless DVC is just too ambitious in pricing. If there really is a Concierge level available, we would consider more points.

The concierge option is the only reason we might consider it. I do expect prices to be too high.

Interesting math. But it's disregarding the full life of the contract and piling the cost of 50 years of points into 10 years.

I don't think the prices and points are going to be as high as everyone is speculating. I was at the Doorway to Dreams last week and spoke to a guide there who told me some info that made a lot of sense although I have to take what he said with a grain of salt. He said GFV will be priced similar to BLT & existing members will be offered a deal when they first go for sale. Then the price will be higher than BLT but not by much. Also he said some rooms in the GF main building were going to be converted into villas and will be concierge. Oh and he said the points per night will be similar to BLT.

I plan on doing an add on of 100 points and hopefully with banking and borrowing can stay in a 1 bedroom for Xmas week every 3-4 years or so. It's a dream of mine to stay at the GF for Xmas!:cloud9:
 
Unless the point cost is outrageous, we plan on buying 50-100 points there, as it's my DW's favorite deluxe resort. Me, I am fine with the resorts I own at.

I'm amazed, I thought for sure it would be a lot higher purchase price and room point cost. In either case I'll take my chances at the 7 month mark.
