Family of 5-where should I buy?

Hello All, We are a family of five and are thinking of buying DVC resale. My question is I see a few resorts allow 5 in a one bedroom and some resorts only allow 4. We are seldom in the room so being tight isn't an issue. Which home resort should I consider? I rather buy a home resort that I love to have the 11 month window for booking. We love the Beach Club and Boardwalk but those don't show occupancy of 5 in a one bedroom but I notice on the occupancy thread it says 5? Anyone book 5 people at Beach Club or Boardwalk one bedroom? Thanks so much you guys are great.:worship:
 
Some of the answer to that is the make up of your family and the tolerance that individuals have for sleeping on the fold out beds.

With my family, if we were to stay in a 1-br, after a couple of days, we would start to have issues.

If you absolutely wanted to stay in a 1BR, I would own at one of the resorts with the sleeper chair.

This may work for awhile, but once everyone gets older, even that may not work.

We have been spoiled with the 2BR villas and don't know if we could go back.
 
I think you can get 5 in a 1 bedroom at BCV if you put 1 on an air mattress. However I think you have to provide all the bedding and extra towels. Not sure they will actually book 5 at BWV or BCV. Depends on the age of the 5th person. Under 3 could be in a pack and play.

BLT, AKV Kidani and OKW are the only 1 bedrooms that have true accomodations for 5 with the sleeper chair in the LR. BLT and Kidani also have 2 full bathrooms in their 1 bedrooms.

Resale prices at AKV and OKW are pretty low compared to direct pricing.
 
For all 1-bedrooms except the Values in Jambo House at AKV, DVC will allow 5. For those that have a stated occupancy of 4, they will not provide a bed or linens for the 5th person.
 


Thanks so much! I was looking into Boardwalk and Beach Club but maybe I should rethink that if the rooms aren't geared toward 5 people. Maybe the best idea would be to purchase the larger points contract at either OKW or AKL or BLT and then purchase a smaller contract at Beach Club just to get into the 11 month window in case we want to rent there. Would that work?

BCV, BWV, SSR and VWL only have a king sized bed and a queen sized sleeper sofa in the one bedroom villa. No extra sleeper chair. So if you stay there (and currently DVC will allow five to stay there, but not a sixth under the age of three) you'll need to provide your own sleeping space (air bed, sleeping bag, etc).

But if you think you want to stay at these resorts once in a while, sure, go ahead and get points there is you want the 11 month advantage.
 
We are a family of 5 and I know what a dilemma this is! ::yes::

Here was our experience:
1. We bought BLT a few years ago as the best choice for our family for lots of reasons, but a major consideration was that we would have a bed for everyone. This was important because we often fly and do not want to lug an air mattress with us. We have all girls, so them being together and sharing beds/bathroom/changing space/etc. is OK.
2. True, BLT is more expensive than OKW or AKV (whether you go direct or resale), but we were willing to pay the extra to have the two bathrooms (which cut out OKW) and for the location. We've stayed at AKV but just personally we think it's a bit removed from things and wouldn't want to own there (for many, this is exactly why they love it there! It all depends on your family).
3. At both BLT and AKV, my girls fought over that pull-out chair. I never slept on it, so I don't know whether it was a comfort thing, or an I-have-it-all-to-myself thing or what, but my kids loved it. No complaints on the pull-out sofa, but they wanted the chair. Seriously, in the fantasticness of Disney and in these fabulous accommodations, they would have arguments over whose turn it was in the sleeper-chair! :rotfl:
4. The other resorts (that do not have the pull-out chair) seem to allow you to book 5 in the room, but you will need to bring your own bedding and towels, as a pp said. I have not tried this yet, but you can do it. This could work if your kids are small enough that one can share with you in the king-bed. Otherwise, you could bring an air mattress, though it might be tight on floorspace. I posted a thread on here once asking if people thought DVC would eventually add those sleeper chairs to all the resorts (I was hopeful!), but most responses were that there isn't enough room for them, so the configuration or square footage must not allow for freedom of movement around it when folded out, so you may be crowded if you leave the air-mattress out all the time (maybe just prop it up out of the way when not using it?). But the important point is: booking 5 in these rooms is legit (you're not 'sneaking' a 5th person in), and the 5th person will get a key-card and DDP (if you want it), etc.
5. I saw somewhere (not on the DIS) what was apparently an old description of BWV that mentioned a day-bed in some of the units which was suitable for a child. I am of the understanding that either this does not exist anymore (they were removed from the units?) or that it's no longer considered a 'bed' (they don't provide bedding for it?) and also that they were terribly uncomfortable to begin with. No personal experience with this, just sharing in case you come across mention of that in your research. We are actually in the ROFR period right now for a BWV contract (love this location too!) and are hoping to try out a 1-BR in a few years on a trip where we plan to drive. If it's too crowded with the air-mattress, we'll save points for 2-BR stays there.

Keep in mind only the points for a particular resort will have the 11 month reservation window.

If I were you, I would look for the lowest cost resale you can find and use the saved money to purchase enough points to allow you to use a 2 BR. I speak from experience, that ultimately you will be happier with this, will make the DVC experience more valuable, and after trying 1 BRs and pull out couches, you will probably end up doing this anyway. 1 BR for 5 is ok for short stays, but having a useable living room and separate bedrooms really starts to pay off after a few days. You will also get much more of that "villa style" vacation feel which I think is really most of the value of DVC to begin with.

AKL is a great option and a great resort and fairly points-affordable rooms.

Great reply KSL. We are in the same situation as you with 5 total having 3 daughters and we too bought at BLT due to the space for sleeping and extra bathroom. Proximity to MK is also a great selling point as if we are paying Disney room rates/DVC, we want to be on property in the middle of everything. Doing OKC/AK/SSR for us would be almost like staying off-site so we took the plunge on BLT.

If you really love BWV and BCV and think you may regret not buying at one of these, then you might still want to buy here.
If you buy two different contracts at two different resorts you will only have the 11 month booking window for the resort to which the points belong (I.e., if you have 200 SSR points and 50 BCV points, you can't combine them to book BCV @ the 11 month mark). The layout of the rooms (I.e., two bathrooms in a 1 bedroom room) and location of BLT is awesome! Like another poster, I would not personally buy at AKV. We agree that it is too far removed for us. It is a beautiful resort though!! SSR and OKW are close to DTD and have a pretty central location to all the parks.
We are also a family of 5 and we own at SSR. Our kids are all under 6, so a 1 bedroom has not been an issue for us. On our last trip we stayed in a 1 bedroom @ BLT. Our son was in a Pack n' Play and we brought an air mattress for our 2 girls to sleep on. We put the air mattress and the Pack N' Play in the 1 bedroom and my husband and I were able to relax and prepare our bags for the next day in the living area.
We have stayed at SSR, THV, AKV, BCV, BLT, OKW and have an upcoming trip at BWV. If you absolutely have to stay at a particular resort and plan to visit WDW at the busiest times (i.e., Christmas, 4th, etc....) you should buy there, but as you can see, it is possible to get into other resorts at the 7 month window or by wait list.

I have a family of 5, be careful which resorts you buy, as only the ones that are newer or remodeled will sleep 5 in a 1BDR, unfortunately Beach Club (our favorite is one of the ones that only sleeps 4 (stayed before we had child #3).
 
Also be sure to look at expiration dates. BWV and BCV expire in 2042, where others expire much later.
 
But in the end, buy where you wouldn't mind staying most of the time if you couldn't change to a different resort at 7 months out. If you buy something just for the price or just for the number of points, but never want to stay there, you may be disappointed from time to time.

The reality is that nothing short of a 2 BR will truly be geared for 5 people. IF you're planning on trying to get by with a 1 BR for a while, AKV is likely the best value with BLT second resale. I'd suggest you also consider the option that's the best value (likely SSR or extended OKW) and look at 2 BR for SSR and OKW instead.

To add to this, the big jump in points requirement is when you go from studio to 1 BR...it's nearly double the point requirement. But to go from a 1 BR to a 2 BR is typically only a 25% increase. I would consider looking at my budget and seeing if a 2 BR would make sense financially, because to me it sure seems to make sense from a space standpoint.

Look at it this way....why spend thousands of dollars to have half your family sleeping on sofabeds and air mattresses on vacation? Even if you have to save a bit longer to be able to get a contract that'll cover a 2 bedroom for your vacations, I'd consider it to be worth it.

I agree!! We have discussed it and it will either be BWV or BCV with a larger contract to be able to book the 2 bedroom. In the long run I believe we will be much happier in a two bedroom in the location we love with the space we need. Thank you so much everyone!!

Exactly, that is why we bought at SSR as well. SSR also has lower member dues. It also fit more of what we wanted when the kids are grown up (spa, golf, DTD). We always cook in our room, so the proximity of SSR to leaving WDW property was important. You can also do THV for the cost of a 2BR (thought that is changing in 2013). With our family makeup (2DD's 1DS) a second bathroom and/or bedroom was a must as well as the kids get older.
