Orange County deed shows wrong name

Was busy celebrating that we had finally closed on both contracts, then noticed that one of the two deeds is not showing my wife's last name (our last name) on the orange county website. Curiously, the entry that lists DVC and both the buyer and seller has it right, but the one that I interpret as the actual deed transfer is wrong.

I emailed the company last night, but of course it's the weekend. Anyone know what happens from here? I'm afraid this is going to create two DVC accounts that will have to be fixed later.

I'd definitely talk to the closing company and DVC about this right away. If the closing company is not available on the weekend, talk to your broker. If DVC interprets it the same way, you'll end up with different master contracts and DVC won't correct it. I'm sure you could get the name corrected but would have to record the new papers at a cost. Hopefully if this happens your closing company will ante up, unfortunately when a lawyer out of Miami made a similar mistake on our part, he would only fix it if I paid for the additional recording at around $60 at the time. I refused and should have reported him to the bar but didn't. If DVC does give you two Master contracts, I'm not sure how you could fix it other than transferring both contracts out of your name and then doing a new closing. Hopefully it won't come to this or there are easier ways but I do know of people unintentionally ending up with multiple masters and I've never heard one who was able to get it fixed reasonably.

DVC deeds for resorts located in Orange County, Florida are public records that can be viewed and downloaded from the Orange County Comptroller's website at https://officialrecords.occompt.com/recorder/eagleweb/docSearch.jsp.

If you want to find a deed that you bought, enter your name in the Grantee field. If you have a common name, then you can refine the search parameters by entering 'Disney' in the Grantor field (if you bought direct from Disney) and a range of dates that coincide with when the deed was recorded with OCC. Once the search locates records, it will display basic record information. By clicking on "Add to my Images", you can create a PDF file that can be viewed online and downloaded.

We had a similar problem except on our deed, the address was spelled incorrectly. I immediately contacted the Title Company and they fixed it ASAP at their cost.

Took a few days to confirm, but it turns out there isn't a problem. The paper deed has the right name on it, and that's what was sent to DVC, so the DVC account should be OK. The registrar has the wrong name on the electronic version, and I can call and ask them to fix that, I guess, but the actual deed is correct. There's a link on the electronic page that you can use to view the paper copy.

Now it would have been nice if the folks at First American Title had responded with "You're looking at the electronic version. The paper copy is correct and that's what was sent to Disney." Unfortunately the only response I got initially was essentially that the deed was recorded correctly, and I had to play 20 questions to find out that I needed to look at the paper version to see the right thing and then ask to confirm what was sent to Disney. And they said it's not their job to fix what the registrar enters (as legally it's just an "index").

So I wish they had been a bit more helpful, but everything is OK and it's been a bit over a week, so I should start calling MS soon to see if we're set up

Other than the risks of a resale in general the one I was concerned about is what I posted, they they would end up with 2 Masters and no reasonable way to fix it.
