Want to buy a re-sale but having some issues finding a broker that will help

Some time ago, we purchased a resale from the Timeshare Store. We were happy with the transaction.

Now, we would like to buy additional points. My DH contacted the Timeshare Store and asked that they notify us when a certain amount comes up & we would buy, but they cannot do that.

My question is: Is there a broker that any of you know of that will take the info regarding what we're looking for & then contact us if they have it available?

When I was about ready to make the plung, I contacted Jaime at TSS. I told her I was interested in SSR Aug UY only. I am on TSS's mailing list and Jamie indeed has contacted me personally each time a SSR Aug UY is about to be listed.

While I have been ROFRd on one contract w Jaki/**** and am on second trip thru ROFR (w Shontelle at DVC by Resale) - I think Jaimie is fanastic an very customer centric. I told her when I get ROFRd on this contract (and I probably will), she will get my next bid.

To me the only downside to TSS is they only offer contracts they list, but Jaki/**** and Shontell will offer properties that other realtors are offering (mainly Fidelity [fka GMAC] ...and they have nearly 400 SSR listings). Buying direct from GMAC seems to be a bit of a hassle - as they charge an admin fee to buy and dont seem to be as responsive as the others (IMO).

My advice: contact all 4 brokers (TSS, Jaki/****, Shontell and even Fidelity) and have them forward whatever listings they have for what you are looking for.

If you like a Fidelity listing, but dont want to deal w them, use Jaki/**** or Shontell and they will be happy to do it for you.

Once I dedided I wanted to buy DVC... I have not gone one day with out bidding, having an accepted bid or in ROFR land... there are ALOT of contracts for sale.

It was my understanding that the TSS does exactly that, but I haven't purchased a resale from them. Perhaps your husband misunderstood or the person you were working with specifically wouldn't do that (don't know why), but I do think that is one of the things the TSS does.

When I was looking for a resale, I was also told by the TSS that they would not call with a listing that met my needs. The person I spoke with said I just had to wait for the emails that go out and if I missed it, well, I'd be out of luck...

Thats a shame... But there are other fish in the sea...

Move on to the other brokers. **** was very eager to help me find a contract for the right resort, right use year, right # points and right price for us. Granted it got ROFRd, but I knew going in I was bidding low and stood a decent chance of losing the deal...

Maggie Carbone (at DVC by Resale) was also very much putting out lots of options for me too - she has my current contract that is in ROFR limbo.

Then again Jaime (at TSS) is doing for me what the other folks at TSS are not willing to do for you... maybe send Jamie a note (she deserves your business if she is providing the service you are asking for)

But the point is... if one broker is not willing to go the extra mile for you, find one who will.

Lets face it they want to earn their 10% commissions they need to find the properties that us buyers want... (granted if its like regular real estate the 10% gets split between the broker and sales people and on the buyer and seller side)... so while the overall commission on a single contract may only be a few hundred dollars, the way to make a good living is getting the buyers to buy and the sellers to sell and doing it in volume.

I have use both TSS and ****, both were great. I worked with Jason at TSS and he was awesome. I have read many times on this forum to do exactly what you are trying to do because some listings never hit the internet listing because people are putting requests in. So this sounds odd, especially with this economy I would think they would bend over backwards to get you this info.
 
Where's Jason@dvcstore today? Maybe he can clear up the conflicting information.
 
The best way for someone to be made aware of the new listings from The Timeshare Store, Inc.® is through the distribution list. The Timeshare Store, Inc.® actually puts all of their new listings on the internet typically at the same time the email is sent to all 11,000 clients. We do not contact any client prior to a listing being posted (we don't feel this is fair to the buyers or the sellers). We work as a transaction broker and we have found that this method has proven to be the most advantageous for the sellers and buyers.

I am going to use a 50 point listing at Saratoga Springs as an example. We have created a system where 11,000 + people are being notified of this 50 point listing via email almost simultaneously. This gives the seller full exposure and allows us to reach those 75 clients (guesstimate of the # looking for 50 points at Saratoga Springs) that are looking to purchase 50 points at Saratoga Springs. Of course, we simply don't have the manpower or the luck to reach those 75 people in that instant who want to be called when a 50 pointer comes in for Saratoga Springs. We are trying to be fair to all buyers.

The Timeshare Store, Inc.® does not want people to rely on us to call them the second a certain listing comes in. Our listings come in all throughout the week and at all different times. The staff that I have the pleasure to work with is unbelievable. We have Jerry Sydow (10 year veteran), Jason Erpelding (me-6 years), Jamie Carr (5 years), Robert Machado (4 years), Scot Decker (4 years) and Yamilin Alfonso (6 years). We all work together as a team so if you call and ask for Jerry and he is not in the office any of the above will be happy to assist and Jerry would still be given full credit. Also be advised that Yamilin Alfonso is our "do everything" person. She also has her real estate license which is active so if you call us after you have received the new listing email and no associates are available (sometimes the incoming calls can come in for 2 hours straight) Yamilin will be happy to assist as well. You should be receiving the same quality service no matter which associate is assisting you at that time. To give you an example, I have been out of the office since Wednesday at 6 pm and Robert has helped out many of my clients over the past couple days including assisting two clients in purchasing properties. We want buyers to buy or sellers to sell when they want to buy or sell and not when a certain person happens to be in the office. I read a lot of posts about people trying to reach their guides via phone with no success. We don't want that to happen. We want you to feel you are dealing with "The Timeshare Store, Inc.®" and not a certain person.

Be advised that most of our small point listings and listings with banked points from prior years do sell the same hour or day they are listed. That does happen and I understand some folks are disappointed. If you do miss out please feel free to become a "backup" on the file as sometimes buyers do change their mind in the 10 day period the state of Florida gives them.

Majority of the other listings do sit on the market for a few weeks and once the incoming calls from the distribution list calm down or the next day has arrived the associates might give certain clients phone calls or certain clients additional emails making sure they noticed a certain listing.

I wanted to add that we had a great experience with The Timeshare Store. We studied the listings for months and knew exactly what we wanted. We then spent several weeks with the listing website open as well as checking our email frequently. Was it tough to wait around hoping for the right contract? Sure. But it was a fair process in our view. We found the "perfect" contract for us in late September and called immediately. It was within an hour of the listing being posted. We weren't looking for a great deal but just for a small contract that had a good chance (in our estimation) of making it through ROFR. Less than two months later, we were on the phone making reservations - including a few nights at Kidani for this coming Christmas. The entire process was extremely easy.

BTW, Disney also did a great job on their end. We got the big book in the mail last week and our membership cards this week.

I'm not sure what we'll do next time - probably add on through Disney - but I would go through The Timeshare Store again. We feel great about our purchase.

That answer is what I figured would be the case. Some want to be the only ones on the list, and get a phone call. But they just can't do that (everyone would want to be first/only on the list), so they offer what they offer, which isn't as personalized, but still sounds like a good service.

While I've purchased resale from the TSS twice, the last time I wanted add'l points I went direct through DVC. If it's just a few points you want, and depending on the resort, direct can often be the same as resale when you factor in the closing costs. Not sure if that helps in your situation but wanted to throw the thought out there.

The Timeshare Store, Inc.® only sends the listings that we receive. We receive about 130 to 150 new listings every month.

my understanding is that TSS does not deal w cooperative brokers...

****/Jaki at ********** and Shontell at DVCbyResale do have cooperative agreements w Fidelity/GMAC (and maybe others).
