Buying this weekend, what's a better deal??

Ok, so equity line has come thru and we are ready to buy at BWV. We are going to buy 250-275 points. Called Disney and they can give me a Sept use year with however many points we want that have 2006 points banked. The points are $95 each. So basically i'll have lets say 275 points and then will get another 275 points in September. There are no closing costs. The alternative would be a 275 piont contract that is currently available thru the Timeshare store. It is at $85 per point and has 17 pionts currently available with a use year of April.

I'm tossed up, i know it will cost me an extra $2140 to go thru Disney, but will having the extra 7 months of pionts be worth that???

If you purchase through Disney you will have 275 points on 4/1/2007.

If you purchase through TTS you will have 292 points on 4/1/2007.

Granted that with the Disney purchase you will get another 175 points on 9/1/2007 and with the TTS purchase you won't get another 175 points until 4/1/2008.

I guess it really depends on when you need your points and how many you need.

If it were me, I would go with TTS.

It looks like you already subtracted closing costs- then subtract the value of the extra points from the savings (roughly 275X6=1650) the diffence is under $500.

Are you sure at 85 a point it will go thru ROFR??? If you want BWV and you can get it directly through DVC I would go that route. It would be worth it for piece of mind. Plus you can finance it if you had to, whats a better ratea, DVC or your equity line?

Absolutely right.

You may decide a year or two from now that you want to sell some of that BWV and buy some VAK or any other resort. If you put all 275 into one contract it can only be sold as a whole in the future. This is our only regret in our purchase.

Same here, 2 smaller ones may be better in case CRV or something else pops up you really want.

What are your "total" Closing costs thru the reseller???
They need to be "ADDED IN" to the Total Cost per pt...
then...ask yourself...IS it a bargain?? What if you don't pass ROFR??

Keep doing all your homework and then decide which route to go !!

Okay, you've changed my mind. For this reason I would buy through Disney. I didn't consider this because when I was looking to buy I only wanted about 150 - 175 points.

Let's assume you won't need the banked points for anything. You can easily rent them for $10 a point. That effectively brings your cost for the purchase through DVC down to $85 a point. No closing costs, which you would have on the resale contract, and you don't have to worry about ROFR. I assume that if you buy through Disney now that you'll have to pay the maintenance currently due.

If the seller on the resale pays the maintenance fees that are currently due I might seriously consider the resale. That might put your overall savings in the neighborhood of $600. Only you can decide if that is enough savings to go through the worry of getting through ROFR. If you purchased the resale you also wouldn't have to worry about renting out the banked points you'd get on the Disney contract.

No. Actually, DVC hasn't said anything regarding rental of points. There has been anecdotal evidence that DVC has been contacting some members via letter if they detect a possible commercial pattern to a members reservations/rentals. DVC may also be more strict now regarding point transfers, possibly in an attempt to curtail certain activities. DVC now requires a name and address to go with a guest rental, although this may not have anything to do with rentals. However, DVC has done nothing to alter the contract we all own under, which permits owners to have guests and lessees so long as the ownership or facilities aren't used for commercial purposes.

So the occasional rental by a member who finds themselves with a few extra points they will be unable to use themselves is fine. Purchasing a contract just so you can rent the points......maybe not so fine, but that isn't what we are talking about here.

On the last Vacation Magic they had a blerb about cancelling ressy if it was rented - for profit. If you love Disney and go all the time I don't see how renting points your not able to use could be called for profit

How anxious are you to make a reservation? Do you have a trip planned in the near future?

If you buy through Disney, you can make a reservation as soon as they have your deposit - i.e., almost immediatley.

If you buy via resale, it will take much longer. You will need to make an offer, get it accepted, go through ROFR process (which can take up to 30 days) and then the closing process. Getting past ROFR is not a sure thing. Closing can take quite a while if the seller does not complete his/her tasks in a timely manner. Bottom Line: If you want to make a points reservation anytime soon, resale will be frustrating.

This probably isn't a main reason for going through Disney, but if your wavering, it might make a difference.

I just made a reservation for a guest, and since I put it in someone else's name the MS rep knew it wasn't for me. No further info needed, no further questions asked. Sure, if you run around with your hair on fire, hands over your head, shrieking "I'm renting out my points for boatloads of cash!!!" you may be told certain things. If you make a regular habit out of renting out all your points and establish a pattern you'll also draw attention to yourself. However, the law abiding member with the occasional rental need not worry.

My closing costs were a little over $200 back in September. It may be based on the number of points purchased. I am at 270 points, close to what OP is interested in.

I would go with Disney rather than resale due to the 2006 points. An extra 275 points would be worth it to me.
