Hello all,

I don't know if I can post this ANYWHERE on the DIS Boards, but...

We are in need of cash and are considering selling our DVC points. Anything I should be considering? Is there a better place to get it done? What type of comission can I expect to be taken out? etc..

I never thought I would be considering this move, but...life happens, I suppose.

Any advice you can give me will be appreciated, thanks. :sad2:

Click on the Timeshare Store link at the top of the page. They can help you- I have read that they charge 10% commission. You can browse their resales to get an idea of what price people are selling their DVC points for. Good luck.

Resale commissions range from 10-12%. As noted above TTS' are 10%, and they're a very reputable organization. If I were going to sell, I'd want them in my corner.

Yes, your post is fine. You cannot post a For Sale ad directly, such as mentioning resort, points, use year, prices, etc. But asking for information about what to do is totally acceptable.

The Timeshare Store is a sponsor of this board. They are the largest reseller of DVC points, with something like 70-90% of all DVC annual resales. They do not pay a commission to Disney. (GMAC pays Disney a commission and thus gets Disney's 'official' blessing, as evidenced by their ads on e-bay) But in MHO their agents do not understand the DVC market that well). TTS agents on the other hand are quite knowledgeable about DVC and how it works. They also often have waitlists of persons wanting to but at specific resorts and specific points.

I recommend TTS, and not because they're a sponsor, and not because I'm a mod, but because of my personal dealings with them on my resale purchase, and my personal discussions with their owner, Tom.

Sorry you have to sell

I'm not sure rebating 50% is a "commission" to Disney. Seems much more like an extorted kickback to me.

Other than that, I agree with everything in your post. I also recommend TTS because of my personal experiences and my understanding of the quality of people they are. They're good people.

As Chuck noted you can't post for sale ads here. I won't lead you down that path.

If you are selling SSR, I would advise waiting if you possibly can. With the referral discount offered now SSR resale points are likely less valuable from a resale standpoint. Why go resale when you can likely do the same or better through DVC directly and have immediate access to your points? (sorry Tom) Wait until after Jan. 20th at the very least to avoid this direct competition from DVC. Now I'm sure this is a stretch, but if you could wait until SSR sells out that would be ideal. SSR may bring more after it sells out.

This advice applies only to SSR. Any other resort sell ASAP. I second everything Chuck and Jimmia have said. TSS is a top notch organization.

Remember there is life after the sale.:thumbsup2 Receiving those checks felty mighty good in my case.

Good luck and I hope for the best for you and your family.

I am sorry you have to sell and it must be sad for you. TSS is a great company and has super customer service. I am happy we bought from them.

The Timeshare Store is great to deal with. We have sold one through them and are in the process of selling another one through them. Nice folks.

Another recommendation for Timeshare Store. Have bought two and sold one through them. You can search this for yourself, but Tom has a clean broker's licsense and the firm is a BBB member with a clean record. Both important considerations in my opinion.

How can they possibly do that? If Disney gets 50% and GMAC gets 10-12%, that does not leave much for the seller. Who would ever agree to that?

Disney gets 50% of GMAC's 10 to 12% not 50% of the selling price. (At least that's the theory on what GMAC is paying, not sure if anyone knows the exact amount!)

Carol's right -- it's 50% of the realtor commission, not the sales price. Still an extorted kickback, but not as big of one as my original post led one to believe.

Sorry for any confusion.

I'm in the same situation, I was downsized from my job in May 2006 and was thinking of selling. I had contacted the Timeshare Store via email and that same day got a response. They were quick! I decided to hold off, but now I'm reconsidering. The only problem is most of my 2007 points have been used.

I don't see how I can sell something that will basically be useless to someone until Feb 2008 when those points will become available.

I guess I'm trying to hold on to my DVC as long as possible:sad2:

Actually we just sold in November and have no points until June 2007, unless you want to count 4 points available and 5 in holding. We chose not to use TTS but used the sponser of The Lodge instead. I chose her just because I like giving "the little guy" a chance. Our points sold in about 5 or 6 weeks. Very easy to do on my end since I really wanted to sell to use the $$ to buy a condo. Sorry if you are sad about your potential sale. Good luck. Feel free to pm me to ask any questions.

I'm sorry that you have to sell. Best wishes to you.

We sold a contract through Jaki at atimeshare dot com. She is 9% or was in the summer.

I always think it's good to scan the top three, including our sponsor, to see how many are competing with your points/resort. TTS probably gets the most traffic. However, I believe competition of sellers is important too. I sold a SSR contract very quickly b/c there were no other low point SSR contracts on the site (and it was stripped!!!)

I also think Dumbo's advice to wait until the 20th if they are SSR is bang on.

All the best to you and your family,

Lisa

Also, someone on the DISboards gave some advice to someone in your situation last year. If you need to sell and it is a large contract and you want to have some DVC points for the discounts why not add-on first. You could buy 25 or 50 (50 financed until you sell your contracts) and still sell your original contracts for the money that you need. I have no idea how much cash you need in your situation but I thought it was a great thing to think about if you want a small amount to stay DVC members, have the perks and have the extra cash too.

That's exactly what we just did. Right before we completed the recent sale on our BCV contract, we did a very small OKW add-on (25 points) just so we could stay in the system. I think it's going to work our fine that way for a few years at least!

I sold 3 out of my 4 contracts so we could buy an RV. only ONE of those 3 had (27) pts in 2007, the rest had nothing til (aug) 2008. I got more than i ever expected to get for them. I decided to shoot high and see what happens and they sold really quick and at my asking price. What's nice is, if they sit for awhile at too high a price, you can always lower them. I wasn't as sad to see them go as i thought i would be, but then again, i was extremely excited to buy an RV so that's probably why. I was really glad i could dump the larger & smaller contracts and i kept one of the medium-sized ones.

We are in the same boat as you OP, unfortunately. :(

We shopped around and ended going with Jaki at A Timeshare Broker (http://www.atimeshare.com/disney/index.html) as she was the one we bought our first contract from and we were VERY happy with her and the company's customer service and also as a return customer she was willing to negotiate the commission! :cool1:

Good luck deciding.
