Had a not so great experience with renting a home a few years ago that was situated within a residential area. I'm wondering if all of these homes are for vacation rentals (even though they may be privately owned), or do local people live there as well. Thanks.

I think they are mostly for rentals. They charge too much for locals to be there (unless the local moved from the North).
Kept in mind that most business in Orlando/Kissimmee pay minimum wage - and it is hard to afford anything on mw.

We just came home from 1 week at Regal Palms. We stayed in their townhomes and it was all vacationers as far as I could tell. Not sure about their single family homes but I would imagine it's the same.

From the looks it, it was mostly vacationers. We did see many families and couples taking a tour of the pool area while we were there. They also had their model homes open everyday and there were several groups checking those out as well.
