Disney's ROFR on a resale

Does anyone know what Disney's current price is where they will exercise their right of first refusal on a resale? I read a recent post about a contract going through at $62 (no current points). Does anyone else have recent input?

The disney price 2 excercise the ROFR has gone up 2 $67 per point or greater

The price will vary somewhat with each contract depending on specifics. Sometimes DVD finds themselves in a conflict of interest situation where they have no choice regardless of the contract price. I believe this happens when DVD is the loan holder and there is a bankruptcy. The retail prices was $75 pp and the buy back price was commonly and repeatedly reported at $58 pp. The retail went to $80 and the buy back price was apparently $62. Now the retail is $84, I can't imagine the buy back price would increase more than the retail. I also suspect that DVD would lose money once the difference in resale price and retail approaches 20% due to other costs, commissions and the like.

Based on the info I've seen, I'd suspect the OK price is currently at $65 pp. I know Shontell reported that she had a WLV contract bought back that was at $64 pp. Still, one contract may go through and another be bought back, even at the same price level.

Personally, I'd expect the number to climb for BCV and WLV to a certain extent and to drop somewhat for HH and VB. In the past it's appeared they would just make up their minds to buy back some and they might buy one this week and let one that's actually cheaper go through next week. It also appears they ignore the dues and closing costs issues even when it might work out to their advantage.

There is no preset minimum pricing threshold that triggers their exercise. I am told that all contracts presented are entered into a computer model created by Disney which analyzes, among other things, total purchase consideration, unused points available prior to the upcoming use year, number of members wait-listed for the property (resale's through DVC), properties currently held in their inventory, etc.

Sorry but no simple rule of thumb seems to apply. In my view, your best bet is to strike the lowest possible purchase price and let the chips fall where they may. While I realize that many people who belong to the Club hold these points in fairly high regard, they tend to lose sight of the fact that the points are at best a commodity which can easily be procured in the marketplace. If Disney executes their ROFR, move on to the next deal and be done with it. Always strike the best possible deal. ROFR clauses are only important in transactions where the asset being purchased is not readily available in the market. In this case, the only thing you're out is a little extra time. Good luck.

A reseller told me recently that as of November 2002 DVD analyses the points left, price and agents commission, and that any contracts under $67 - $68 a point will be difficult to get approval for.

I was recently told that DVC never touches the smaller add on packages. I was worried, becaule I bought a small package that usually sell much higher in price with banked points at $66 pp.at BWV would be bought back.

I was told its not a good deal for them and they never bother with the add ons.

I am closing on a contract today. It was as follows: 360 BWV points ,360 for 2001 ,336 banked 2002 and all 2003. I paid dues for 2003 and closing. My point cost was $66.00 pp plus the dues and closing. I was told by Jaki that this probably would not go through if it was sent to Disney today. I don't know for sure,if I were to see the same deal I would offer the same and let the chips fall where they may. I think I got as good a deal as I could and I am very happy. Rich:jester:

We closed on a OKW resale in Oct for $62 per point and just closed on another resale this month for $62.40--also at OKW. Both went thru just fine. Could be Disney is just looking at the newer resorts.

Is this a possibility? If DVD gets a call from a current member who is looking for some points at a sold out resort or use year, maybe, just maybe DVD looks to see what's on the market and then tries to fill the order. If you buy from Disney they sell at the going price. I know this is not advantagous to the buyer, but just though.

That is VERY interesting. I don't know about the $66 figure, but the source who told me that Disney is definitely going to up the heat on resales is reputable, and I anticipate a lot of resales going back to Disney. We'll see......

We just lost a contract at $62/pt for WLV with no current points and only 17 out of 100 available in the upcoming use year to Disney's FROR. I guess we will just have to spend a little more money and maybe get some current pointsin the deal.

Since the existing resorts available through DVC are so close to sell-out, could Disney be purchasing more resales for the guides to have something to sell until Sarasota Springs is available? I was on a waitlist for an add-on for BWV for almost a year and my number came up in December. I was able to buy at the $80 a point instead of the recent increase. Although it was not a good time to buy, we went ahead and bought a 50 point addon. Wonder how many are on the waitlists for addons for each resort?

We made an offer on a 100 point contract at Vero. 2003 points were gone.This is what disney used their rofr on. On to the next one I come across that I like and can afford. LOL

Gosh, now I'm a little worried because a reputable source called me and suggested that I might lose the re-sale because of ROFR, I guess it won't be the end of the world, but waiting a month to find out is killing me! Oh well, only three weeks left to wait! If it does fall through I guess I'll just buy through Disney (with an add on and closing costs it is only saving me $4.00 per point anyway!-- and this deminishes everytime I have to fax or overnight anything to the timesahre place anyway--I'm figuring when all is said and done I'll only be saving $3.00 per point). :confused:

Ok, I've been reading this board religously for the last three months in anticipation of our big WDW Land/Sea vacation in just 17 days. Our family is seriously thinking about the DVC, as we wanted to do it in 99 and couldn't really afford it. Now, we can, and I understand that DVC may apply our current trip to our downpayment in some way, so that's why I'm doing all this research.

Now, I keep hearing about different people who do resales, and buying from disney and ROFR and maybe a resale won't go through. I am very confused.

Is is better to buy direct from Disney? How does one find out about resales? Is there some sort of archives I can get to, to read about the different resorts? Are all the units the same at each resort, except for theme? Is there some sort of Better Business Bureau for resale agents? We happen to be quite fond of WL, but the resales seem to be kind of expensive. . . .

I'm sorry if these questions have all been asked before. Maybe someone will take pity on me and answer them again?

Not all resales are bought back by disney and its hard to know which low $$ are going to be bought back. We just closed on a $62 resale in Oct and a $62.40 in Jan--both at OKW and both had 2003 points.
Disney is great to buy thru but you pay more per point, although you pay no closing. You can get resales cheaper than Disney but they have to go thru Disney first who can buy if them back if they want to. We saved atleast $15 per point going resale. However for me if the savings were just a few dollars I would have just gone thru Disney.
