I have been reading many threads on here and MO about many OKW resales being rofr'd recently due to Disney wanting to resell with 2057 extension. We are halfway through our 30 day waiting period with Disney, and feel skeptical this will even happen now. Any words of wisdom?? 210 points, dec UY, 181 banked til 12/12. $57/pp. We r paying cc and mf. The waiting is excrutiating!! :(

Not that it means anything but from what I'm seeing of the cost patterns only (so many other variables...it's Disney), your $57/pp has a decent chance. Good thoughts to you!

Well, the good news is that it's out of your control now, so there's nothing you can really do.

Given what has been happening lately, I would say the chances of ANY contract at OKW passing ROFR is very poor. Given that your contract is at the higher range for price increases your chances a little bit. My honest opinion (sorry to say) is that your chances of passing are better than most, but still not good overall. Best of luck! For your sake, I hope I'm wrong! :)

Thank you both for your support. I just hate that we have to wait soooo long for an answer, and after all the waiting, will likely have to start all over! I hope the Disney gods will be merciful.

I'll keep my fingers crossed for you that you pass ROFR, but I wouldn't bet on it. Your best bet is to have a backup plan in case you don't get this contract. The same day I found out that I had lost 2 OKW contracts, I ended the day with 2 other accepted offers.

We recently passed on $55 a point BUT they expire in 2042. Good luck to you I hope it works out.

Hi, may I ask WHEN you passed? Was it before April, say March 20th or so? Just curious.

I passed in March but my rate ppt was higher than most - $60. UY Dec expire 2042.

I passed ROFR for OKW on 3/27 - 320 points at $54/pt (all 2011, 2012, 2013 pts, buyer pays closing, pro-rated split of 2012 MF).

I think, however, within the last couple of weeks or so, they are buying back more than they are passing. Ours went to rofr on April 12.

I think right now it is just a waiting game and there is no way to predict. We made it through ROFR on April 11th at OWK. I am not sure if anyone has made it through in the last 2 weeks, though we do know a ton did not. Good luck and I hope it works out well for you.

I feel for all of you waiting to hear about your OKW contracts. There is a ton of work that goes into buying resale and the thought of a contract getting ROFR'd is heartbreaking. I guess this is the price we all pay for the possibility of saving a lot of $$$$.

320 points, April UY, $52 per point, we paid closing and MF. All 2012 points and 48 bank points that expire 3/13. Overall we are beyond thrilled. We are just waiting to be entered into the DVC system. Deed was recorded 1 week ago and I made myself promise I will not call before Friday, now if I can just keep my word (I want to call SO BAD to check):banana:

I'm playing the waiting game right with you. OKW $57/point. The poster who said its out of your hands now is right. Don't even think about it because you've got a while before you hear back. Good Luck! I hope you get it.

If you offered $57 a point for OKW, I seriously doubt you have to worry about DVD exercising ROFR. Until late last year, the Orange County Comptroller's website displayed the Sale/Consideration prices on ROFRed deeds. The handful of OKW deeds that were ROFRed were being reacquired by DVD at $50 a point or less. Since mid-November 2011, the Sale/Consideration amount is no longer available on the OCC website, so I can't say with certainty what DVD is currently paying for ROFRed OKW deeds.

Although DVD exercises ROFR more frequently on OKW than on other DVC resorts, it only reacquires a handful of deeds each month via this method. ROFR activity has increased in April 2012, but only 11 OKW deeds have been ROFRed through April 26, 2012. Far more OKW deeds have passed ROFR.

when i bought OKW in 1993 the price was 56 dollars a point with 7 years of free park passes.

I was39 at the time.now 61. the thing to remember is even if 2042 how many years can you use it. you should plan on just usuing yourself. my wife and i love it but our children couldn't care less.

on the other hand i have used our okw points to stay at most of the vacation club resorts and top hotels on disney propery however several years ago we just started to stayonly okw again. i is the best vacation club property and its rooms the best.

We pay closing and 1/2 MF

It is "out of our hands" and the time in ROFR is dragging. :worried:

After reading all the posts about OKW, I just hope we can sneak past. :laughing:

Thanks for the condolences. I have pretty much accepted that I won't make it through with the latest ROFR price points...:headache: Oh well, I will let you know once I officially hear back...:rolleyes1

I hear ya Doug, I am switching gears once I officially hear back from DVD on this one. I am probably going to go two smaller contracts with AKV or Saratoga and then a BCV or BWV. So, that should open up some more options that aren't so ROFR'able...:lmao:

Probably a good idea, provided that you are happy with staying at those resorts. Remember, it is a total buyer's market at those two resorts, so there are deals to be had. Good luck! :)

I really should listen to myself. I just put in an offer on another OKW contract. Maybe the seller will reject the offer and I won't have to worry about getting through ROFR.

Last Friday I had an accpeted offer on an OKW contract which should be going to ROFR this week sometime. Also submitted another offer just this morning for another OKW contract. Maybe I'll get lucky this time :)

I love OKW! I stay there all the time (we own at BLT, but can never get in there b/c I newer reserve at the before 6 months out)

Those prices are great, this thread has given me the bug to add on at OKW!

I'm planning for retirement and being able to spend about 2 months a year at WDW.

Although i do need some of my contracts to make it past ROFR for that to happen :confused3

What I look for is lowest entry price possible for a WDW resort. This usually works out to be OKW. I also like OKW, so it works out to be a win-win. When I lost 3 contracts at OKW in a row to ROFR I then focused on SSR (good price and MF) and BWV (which I want for the location). Once I heard of some OKW contracts passing, I made a couple of more offers for OKW contracts and have one at ROFR now, with a offers on 2 others.

I currently own 3 contracts (OKW & SSR) all with Dec UY. The contracts I have at ROFR are for Dec, Dec and Mar. I can't remember what the UY are for the other offers I working on, but there was no requirement to have all the same UY.

I was considering a small add-on and so phoned my guide to ask about Disney prices of a) OKW and b) BWV for October UY.

She told me there would be no trouble supplying BWV but that OKW would be more of a problem and I would have to go on a waitlist! I was really surprised and so came to look at this thread - sounds like Disney do have more demand for OKW than I expected.

Submitted for review 4/10, passed 5/15. Was surprised when our agent told us that two other OKW contracts (one at $55pp and one at $57pp) were bought back by Disney. Guess the dart monkey missed us!

This is why I think the selling price is not the biggest factor in whether Disney exercises ROFR..... I believe people are on wait lists for certain Use Years , and if Disney needs your contract they keep it.
If they have nobody waiting for it.... your ROFR will go through.

I agree with you. We definitely don't care if our contract goes beyond 2042, so we did not extend it when it was offered. We don't intend to be around then anyway (we're over 65 now), but for those who buy now, assuming you are in your 30's and buying an OKW 2042 contract, you still have 30 more years to use it. Now if you're in your 20's the extended contract is probably the way to go.

FYI, our kids don't want the burden of the maintenance, so once we no longer wish to use it, we'll either sell or give it back to Disney. They can extend it then!;)

And my contract was at that $55 or $57 (was lower), so I hope that monkey throwing dart is going to miss me as well.
