Disney decided to exercise the right of first refusal :sad2: i thought $53 a point for OKW i guess not i just dont know what to do i think i may go new.

I know how you feel, but don't give up yet! We were ROFR'd twice before they let our third attempt go through (last week).

I am so sad for you! (And scared for me!)

We are on day 29 of the wait...OKW $55 p/p Aug use year.

Now I'm worried.

This is an add-on for us. Was it an add-on for you, or new?

Agreed. There's still a big difference between paying a bit more than $53 to direct prices.

That's about 4 OKW contracts I've seen in the last month get ROFR'd (one was fine). Makes me worried about the other 2 i have passing ROFR.

I'm wondering if price is really the determining factor for ROFR because if you check the ROFR threads there are some contracts that passed for much less. I've also heard about others passing for less that aren't listed on that board. I still think there's something about the process that we are missing. :confused3

OP, I'm curious what the UY was and how many banked points there were, as well as the details about who pays closing and 2012 maintenance fees (if you don't mind sharing). Oh, and also I'm sorry to hear that you got RORFd. :sad2:

Doug, we talked about this. Don't worry about it...just assume that they won't pass. Then when they do you will be pleasantly surprised.:cool1:

We may try 1 more time but not with old key west and are uy was Sept and it was for 330 points we were told at day 20 only good thing is now that i know more we would not buy at OKW as i fell in love with BC and AKL so to buy new or try used 1 more time? seller paid everything and there was most of 2011 point left

With all these OKW not getting through, is Disney building up points to sell as extended contracts? So does anyone think this means they aren't going to allow any OKW contracts to be resold?

DVC can resell their OKW ROFRs as extended contracts, yes.

no, there's only so much inventory that they would want to hold. but it sounds like they are getting some demand (probably from members) for the extended OKW contracts...

I am so sorry that your contract didn't go through.

I have no idea what the deal is with OKW. My contract just went through (passed ROFR on 3.27) - 320 pts, $54/pt, Feb UY with all points from 2011 and 2012 (buyer pays closing, split MF).

Hope that gives some hope to those still waiting...

My guess would be that Disney has a waiting list for buyers who want direct add-on at OKW and if your contract is a good match to their demand ( total pts and UY) , then they are going to keep it. :confused3
We have our first contract in ROFR now for SSR. I haven't seen any for that resort that have not passed (of course, they may be out there and I just don't know about them) Maybe after the resort sells out, we will start to see more RoFR'd. Or maybe I'm jinxing myself and mine will be the first. :rotfl:

I think that OKW contracts get ROFRed because they can buy back a contract ending in 2042 and then resell it as a contract ending in 2057, making it more appealing for buyers for a higher price.

So sorry! I just passed ROFR with OKW 2/29, it was much smaller than yours and I payed a bit more $59 pp also Sept uy. It was still better than buying dirrect. Wish you the best with your next offer.

Don't let this discourage you! The market is flooded with AKL resale contracts right now, so you should be able to negotiate a good price on a contract with a lot of points. Also, DVD is having trouble selling out at AKL so I highly doubt they would be exercising ROFR there. I would give resale another shot if I were you. Good luck!:)

I actually had heard from my broker that there was one OKW contract ROFR'ed at that price point, and was trying to figure out if it was anyone in this crew. I did see that you had the seller paying all closing costs and MF's though. I have heard that this is a red flag and for some reason, Disney really likes to see the buyer pay for at least closing, if not all MF's. So, I wouldn't give up hope on a contract in the low $50's just yet. Maybe try paying the closing costs and some of the MF's next go, and see what happens. Good luck!

My theory is that DVC is purchasing non-extended OKW contracts in order to be able to extend them and to solve the problem they got in to by having so many people not extend when it was offered. I think it has left DVC in kind of a pickle with a large part of the resort expiring in 2042 and the rest in 2057. They really can't do a new offer for less than they originally did or there would be a huge out cry so they're doing the next best thing and buying back contracts to get more people on the hook 'til the later date.

I doubt there's a budget to buy back every single one that comes thru ROFR but they'll do what they can when they have funds and the price is low. As AKV gets lower on inventory it will also give them something else to sell until VGF is completed.

...I have an opinion that is logical for me. :) People request contracts from DVC and DVC exercises ROFR on the ones they need to fill orders. To me it would not make good business sense for Disney to stock up on points they can't sell. That would lock up cash flow, like inventory would in any other business. That would be sort of like a car dealer worring about how much you sold your car for in the open market.

After really sitting and talking it over with hubby we went new as i know we would have paid less used the stress was to much for us( i get stressed easy)i feel we got a ok deal new. Our 1st trip is booked :lovestruc we really did not want are buying of dvc to be stressful every time we looked back on buying it i wish everyone that is waiting for RFOR that it all goes well for them :cheer2:

This is a good example of when to buy direct. It seems like you are fully aware of your options and chose to pay more for convenience and peace of mind. Congratulations!

It is an example of why some buy direct but I'd point out that the convenience and lower stress would cost roughly $10K on a 200 point OKW purchase plus the higher cost would put more people in a position to compound the issue and costs by financing. Personally I can't think of a situation where it's reasonable to buy direct for OKW for a new buyer who knows there are options.
