OK, just out of curiousity, why is BCV so much higher per point than BWV? Location is pretty much the same, maint fees are pretty much the same. I think the lease runs out the same year. What am I missing?:confused3

I think it's mostly due to the pool, Stormalong Bay. We own at BWV but really would have preferred BCV due to the pool and overall feel of the resort but got tired of waiting for points from Disney or the right contract to show up via resale. I plan on adding on a small BCV contract soon, though, so we can book at 11 months out.

It is an odd thing that I never understood. BWV is easily accessible to parks. The points per night is less. It's a fun place to stay. BCV has a better pool -- to me, big deal. BCV has the aura of being more exclusive and I think has less rooms, so it is less crowded, more quiet. Again, I don't get it. Boardwalk does have a hotel intermingled with the DVC. I know Beach Club is affiliated with Yacht Club, but I don't know if the rooms are separate. I think it's part of the aura of small, quiet, exclusive, better pool.

There are more rooms at BWV, and it is easier to get a garden view room at the 7 month window.
Supply and demand and resort hype come into play.
There are some advantages to BCV, notably great pool, better parking, and indoor access to restaurants.
I submit however, that Boardwalk Villas is a better value overall.
A Boardwalk view or standard view at the Boardwalk is as difficult to get at the 7 month mark as a room at the BCV.
Standard view rooms at BWV are just as pleasant OR more so than most BCV views.
Standard views allow you to use fewer points, which lets you go to WDW more often OR get nicer accommodations. (You get more bang for the buck!)
If you are really tired, its easier to take the boat to Epcot than it is to walk to Epcot from BCV. If your really fit you can take the pleasant walk to both Epcot and DHS.
You can walk to the Hess Station to buy water, beer, etc.
Boardwalk view is fantastic!!

BCV as the much smaller resort often has less inventory to meet demand. Also, sellers of BWV can sell for less and still break even or make a profit because purchasers of BWV purchased from Disney at prices that were on average $15 per point less than what purchasers of BCV paid ($62 to $67 for purchasers of BWV versus $75 to $84 for BCV).

Thanks for all the insights!

I think BW is a better deal, esp the stand rooms for F and W. That said, I would buy BC before BW. Anyone with little kids, BC pool is "WOW". For an adult only trip, you cannot beat the value at BW/ except with the values at AK.
There are more contracts at BW, so more for sale, so more supply which will effect pricing as well.
IMO I believe that BC will come down over the next 24 months to within 5$ of BW, but it is a guess based on where it is now, and has been...
I think the new WOW resort is BLT and having that on the resale longer will effect BC resale ability. Time will tell, but that is my opinion. A lot of BC lovers, are even more wowed with BLT. Esp seeing the years left on contracts. As more BLT owners sell... and they will, I think BLT will drop just a hair, also bringing down BC more.

For us, it's the pool! I love the river part of SAB! We own at both, BWV for the standard views, especially over NYE!

Yep... SAB is cooler... and a cooler pool usually means a more crowded pool. IMO, BWV is the best value of any DVC resort I've stayed in so far. The one thing you get at BWV that you don't get at BCV is a definitive choice... you can choose to go cheap on points (standard view) and still have a great location (walk to two parks) or you can pay comparable points to BCV but be guaranteed one of the best views in Disney (Boardwalk View).
