Using points and tax question

We are thinking about renting points for the first time. I have read all of the information (and there is alot) I could find on the boards about this and am left with only one question. Hope it isn't to dumb!
When you use point for your stay, is tax already included in that or do you have to pay for that seperately?

YooHoo! That definately makes the points the way to go then. I can't imagine that a code could come out to make it a better deal. Now to just wait it out until I get close enough to the date.
