Below are just a few recent resales that passed ROFR from the ROFR list here on the DIS.

Animal Kingdom for $81.25 a point and you pay NO Closing Costs.
Vero Beach for $55 a point for a nice small add on 60 point contract. WOW

What's Disney's latest DVC deals? $104 a point? Maybe $94 a point with a promotional offer.

How would you like to be the guy that just bought VB from DVC and then find out it's selling for only $55 if you can wait a month or two for the paperwork.

I'm the guy that just bought OKW at $75 and BCV $88 resales 10 months ago and those were great deals and already those numbers are the norm for resales.

How Low can they go?

Sky is not falling, but obviously DVC has had a flood of resales and that's why you see the prices falling. They have a big inventory and got to clear them out, without taking a hit to their bottom line by buying the contracts through ROFR.

Nice thing is, those cheaper prices allowed me to buy my first 120 pt contract at SSR for $80 p/pt (I paid closing, seller is paying 08 MF).

IMO, it is a reflection of the times. And times will get better, as they always do. It is a buyers market when it comes to real estate, and that is probably somewhat true in this as well.

It just reflects our current economic status......simple as that. I dont think it makes DVC any less amazing than it is, it just makes it more affordable for those that want to by resale!

Look on ebay for non-DVC timeshares, i.e., those WITHOUT ROFR, and REALLY see the bottom fall out. TImeshares that the sponsor will sell you for $25,000-$75,000 are selling for $2.25 (I kid you not--128,000 Wyndham points) or other penny-on-the-dollar amounts.
However, as someone looking to buy into DVC for over a year, I think this will finally push me over the edge!

Yep this was the right time for us to buy and we had the money waiting here to buy. I bought my first through Disney but may now buy a resale but will watch the market a bit more. Just remember there is only so much real estate out there.

Also I think it depends on what your position in life is. My DH is in a secure industry. I work for family and we are in a secure business, unfortunately not everyone has that stability right now.

The problem for those "in it for the long term" is that they still have to pay a hefty MF. Many people are cutting back, and MF would be a great place to start. By selling they, 1. save the MF, 2. get much needed cash, 3. save on travel expenses

I agree. The economy has been pretty scary. We know lots of people that never know if they will have a job from one day to the next. It's nothing to go into work and see people being escorted out the door with a pink slip because "we had a bad quarter." :scared1: It sure doesn't make me feel good about spending any extra money on a luxury item. Our 401k's are literally on a roller coaster ride from day to day.

Right now Disney might not have the interest in those contracts. People are holding off on spending, right now.

I wonder what will happen in this Buyers market when BLT actually goes on sale. Why buy the new car at the very high price when there are all these last year's models available at these "sweet" prices?? Sure, you will have those that really like the location, but where will the masses buy at?

Maybe another reason for the "delay" in announcing?

my crystal ball says these price will continue to go down on resales until March 2010. Disney is just now starting to cut back fantasmlc and others shows. Disney will continue to cut and we are just at the beginning of a recession. 2009 will be a difficult year for jobs, fuel prices, and the economy overall. Things will not start to improve until mid 2010 and slowly at that.

I think there are some variables in your post worth mentioning. First, the BWV resales is for 400/pts. That is a very large contract, and they have been selling at low prices, nothing new here. Secondly, the VB contract is stripped. That will generate a lower price, nothing new here. SSR contract has alot of pts. in holding, basically worthless. Actually, that isn't that bad of a sales price considering. The OKW contracts are 2042 expiration. Now that 2057's are out, we are starting to see the gap between these two contracts. Your examples really don't reflect any dramatic downturn. Let me see a BCV at 100 pts. with prior years banked pts. for $85/ pt. Then I might think differently.

I was looking at resales yesterday and I still think the prices are pretty good for what I paid.

I could price my contracts anywhere from $5 to $10 less than the listed prices and still come out ahead.

I dont think the sky is falling at all. For those that got in on the tail end and paid full price, maybe, but my DVC portfolio is holding on better than my 401K!:rotfl:

Timeshares are not a break even endeavor, so I am happy with my current values.

Personally I do not feel any impact if resale prices go down. I have had so many vacations over the past 10 years with my points, that I feel they have certainly paid for themselves by now.

I will keep what I have and do not plan to sell. They will be willed to my daughters after we are gone. In fact, I am waiting to buy Grand Californian when it comes on the market!!

It does depend on what you paid, how long you have owned... there is a lot to be said for individual perspective as to whether these low resale prices are a bad thing. I do believe they are a sign of the times. Since I am in buying mode, not selling mode, I love it. Even though I am a fairly new owner (2006) and bought SSR for $86pp. I have no intention of selling in the next 15 years so I don't care if the price is down. Just hope it doesn't stay that way for too long. re: 401K: It's funny because it's true. Also pretty scary because it's true!

Were pretty happy that the price has come down like it has in the resale market. It made it very affordable for us. We have been saving for the past couple of years to buy DVC and with the current prices we were able to buy sooner then we expected.

Well- It is bigger than 100 points and it doesn't have the prior year banked but did have all current and future points at time of ROFR:

DVC is a luxury item and in tough economic times, people cast off their luxuries when necessary.

We are going through this right now in purchasing a second home (lake house here in Maine). We have wanted to do it for some time, but now....while it is not quite a fire sale, there are lots of things to choose from and all much cheaper than when we started looking 18 months ago.

ROFR mens "right of first refusal." What that means is, Disney gets first shot at every sale. If they feel the price agree top by the buyer and seller is too low, they retain the right to buy it at that price. Basically, it helps keep the re-sale prices artificially high.

In all seriousness, the prices are definitely related to the economy. I recently bought in and I know the prices are a fair amount lower than where they were when I started looking a year or two ago (although still up a bit from when I was first introduced to DVC). My best guess is that prices will continue to decline some for the foreseable future. I went ahead and bought now because I wanted to book a trip (my kids are now at an age I'm ready to take them - they'll be 5 and 3 when we make our trip next year).

I personally don't view DVC as an investment but rather a strategic consumption activity (if there is such a thing). I actually plan on keeping my contract (maybe adding some more) until its exhausted and the price goes to zero.

Make a lowball offer on one from TSS. If you look at the listing number, part of it corresponds to the date it was listed. Pick your fave resort and look for one that's been sitting around.

Just like the housing market there is a lot of DVC on the market for any number of reasons. One of the bigger could be that DVC is an expense that maney can not afford at this point and may of been on the line when they bought.
More important is most people can not afford to buy right now especially with the financing market drying up which will certianly cause lower prices. How low???? I doubt a Disney will allow some of the numbers listed here as they will not be able to sell new.
I bought in early 05 paid around what the contracts are selling for now had no closing costs plus mostly paid MF fees and points for the first year. I have had 4 vacations and gifted 2 additional ones.... My point the right time to buy is when you can afford the expense and will enjoy DVC not because of the price. You can get a great deal on a big luxury SUV now too!!!!
If you have if you have a use for either and the money it is a good time to buy.
waiting around for a better deal is a gamble as BLT could cause Disney to again rasie its ROFR tolerance. They will find a use for the points or simply offer a great deal on the rooms to get cash ressies.

Wow... I haven't really looked at the resale listing for awhile but seeing this thread got me "interested". I never thought I'd be in a position of not having enough points but I'm actually in a state of constantly borrowing points and thought about possibly adding on, but not seriously considered as of yet.

I can remember back when you'd check the resale listings and there might be 2 pages of them... now I feel like I'm just scrolling and scrolling and scrollings.... There's a LOT of OKW and SSR listings... crazy!

Some of the BWV listings caught my eye so I might have to start watching a lil closer now.... :rolleyes1 (under $80 for a BWV contract!!!!)

Well, DVC is in a Catch 22 exactly because of people like you. As they continue to approve re-sales at lower and lower prices, they will also have to offer their current inventory at lower prices to keep people from the re-sale market. That's one reason you are seeing such great discounts and offers for AKV.

I wonder if they are realizing they won't be able to jack the BLT prices like they want to? Would anyone really pay $35 more per point (assuming the new BLT is priced at $115 per point, but I've read right here it could be more around $125) just be be near the Magic Kingdom and on the Monorail? Especially when you could buy SSR resale at $80 and under? Maybe DVC is trying to clear out re-sale inventory so it doesn't compete against the new resorts?

As with other TS, I am betting that only a small fraction of people buy (or even know about) resale--and I would guess less with DVC that even other TS--it's a pleasant experience to do the DVC tour and the cost savings is not that much for resale vs. DVC (vs. being able to buy a $20-25K timeshare for $5-8K resale--which is prett much the norm for other TS).
I think DVC will price BLT or AKV at what the market will pay. I think sales are slowing at AKV, which is why we are seeing the incentives--who ever heard of an incentive to add-on 50 points? They also cannot drop the stated price lower than prior purchaser paid for PR reasons, but they can add incentives--which I think we will see more of--such as 2 AP (I think) at Doorway to Dreams, etc.
I do not think BLT will support $135 price in this economy. Most of DVC purchasers are new "off the street" people, and not prior DVCer's switching resorts. At the current price point, staying at DVC or a moderate are about a toss up cost-wise on a spreadsheet---if they move away from that price point, I do not think they will have a broad a base to sell to, IMHO. I received via email from a reseller a list of OKW properties for sale. There are about 130 listings. That strikes me as a HUGE amount. Maybe someone here with more experience can give an evaluation.

Lots of factors at work -- over the years I've seen many people talk about buying DVC who sounded like maybe they really shouldn't be spending the money. People who "stretched" by taking home equity loans to buy DVC may find themselves in trouble as the value of their homes dropped. I also wouldn't be surprised to see OKW coming on the market. The early buyers of DVC tended to be the grandparents rather than younger families. DVC buyers were in their 50's, 60's and 70'. Those people would now be in their 70's and 80's and even 90's a time when their DVC ownership may be at the point of passing on to their heirs. In some cases, the new owners may just want to sell rather than keep the membership going. The original owners paid low prices and certainly got the value out of DVC membership -- if they purchased for $50 and can still sell for $75 after 16 years of use, that's still doing more than all right.

I think people would pay $135 a point to stay within a monorail ride of the MK. I wouldn't knowing there are other very nice resorts for cheaper.

It's just like anything....DVC depreciates. I think with AKV, now the market is somewhat saturated. With saturation, the resales will drop because people need to sell. If Disney envokes ROFR, then those looking for resales look elsewhere. Problem is they can only do that for some resales, so some will have to be let through...leading to a lower price.

I'm not sure if things will change much. I think resales will bottom out eventually, but if you've owned for say 10 years, you've paid for what you've put in, so you're not losing money by listing something at $70 a point. I anticipate that happening here in the near future. Those who have owned the original DVC properties will realize they don't need to get $80 a point and will ask less and still come out ahead.

It's basic economics of supply and demand and Disney either risks taking a whole lot more deeds back in envoking ROFR or letting the resale market go.

I don't own DVC and was looking in to it.

That is expensive air from Maui, so I am wondering what that is going to do to the Maui Tourism? When we flew to Maui in 2006, it was under $700.00. I am not paying $1500 to fly to Hawaii. Things are going to have to settle down for us to fly to Hawaii again. I have bought tickets to Spain for $800.00, this was 2 months ago. I don't know what they are now. I use Skymiles for everything that I can, they are asking for more miles. The $800. ticket to Spain was over 100,000 miles for a bad flight. I just paid the the money and received a great flight with one layover.

I wouldn't be surprised if Disney slowed down building new DVC resorts after the current projects are completed to slow down on the supply end of the equation to stabilize the resale prices. If the resale prices continue to look more and more attractive that may hurt the sale of new properties. What do others think?

I think the airfares will eventually level out over time but that is currently an issue for many people. People know how much they want to spend and will curb their travel to accommodate. This will slow down the DVC demand for a while.

I think that Disney is very smart, and I am sure that they do studies as to just how many rooms the tourism can support. But it seems to me that with the vacancy rate in Orlando, the growth would have to stop sometime. It would also seem that with new, more modern units being introduced, that they would have to give some incentive to buy the older units. Voila! Lower prices for the old units.

NWA charges double miles for Orlando, because they can. We emptied DH's FF account with our January trip and mine on the May trip. The good thing is that next year's trips are pretty much taken care of except for meals. Airfare cost only the booking fee, and our AP vouchers were long ago paid for. Of course, we have the dues cost of DVC, but that gets handled monthy too. We saw airfares from here to Orlando more than double in the past month. I fear we will end up driving after that May trip if airfares don't come down a bit.

In fact, I have noticed a lot of people taking road trips this summer. It reminds me of the 50's!

The idea that possibly being able to sell for around $70 per point now is a sign of a bad market, after all of these years of use of those points, including the initial years when we got free theme park tix each visit... well, it doesn't seem like that bad a market.

I really don't think people who are enjoying DVC should even look at the resale values unless or until they need to. It forces you to look at the whole experience in a different way - as something where you are winning or losing, and possibly not appreciating the amazing value of... The mindset is like looking at stock market valuations every day of investments you aren't going to sell anyway and feeling richer or poorer when in fact you are neither.

I can give some insight as to why we are selling ours. We just came back from an 11 night stay at AKV and BWV. We were in a value studio and a standard studio respectively. We only have 150 points - 100 at OKW and 50 at AKV.

After that trip we realized we wanted to stay in much bigger accommodations but only have the 150 points. We wanted the bigger room for various reasons:


Including the convenience (not necessary the money savings) of making our own meals. (We were tired to not getting any TS walk ups except at Germany! -- I like to plan my ADRs but I don't like to have to plan them all).

We also have to go in June as our daughter is going to be in 1st grade and I won't take her out of school. Therefore the point value is higher.

We can't afford any more points at this time and I won't take out a loan for DVC points.



We considered (for a moment) buying a condo in Orlando and renting it out. But that was too risky.

So we decided (since we don't have any 2009 point left - from our rentals this last trip) we would stay off site in a 3 bedroom condo -- allowing room for us to invite friends or family. The cost for a week is about 1.5 times our maintenance fees per year.

In the meantime we put our points up for sale. We own our points outright and have even rented them out to friends any family netting about $2000 from those rentals. We've also taken 5 trips since 2004. For rounding purposes our maint fees were about $3000 for those 5 years, plus next year. We paid about $12,000 for our points (we bought resale at first). We'll be able to sell them for about $10,000 after commissions.

Cost ($12k sales price + $3K Maint Fee) - Revenue($2K rentals - $10K net sale) = $3k cost for 5 years of Disney World trips in a deluxe resort. Not bad! Pretty much equal to rack rates at a value resort.

I still think DVC is a great investment and will argue the value till the cows come home. However, for us, the situation isn't perfect. For most people it is. I'm happy to make financially sound decisions for our family and our resale contract will be someone else's good fortune going forward!

the dollar will gain value against the Euro because the Eurozone economy is faltering, inflation is way up and the ECB has indicated that it will be cutting interest rates soon, making Euros less valuable to hold.

I'm in UK and look at the £:$ rate more. Dollar was $1.40 per pound for several years when I was taking WDW vacations, recently fell to $2.10 but is now up to about $1.91... these things are cyclical. My dad used to talk about when it was two dollars to a pound a couple of decades ago and how cheap it made US vacations - recently, those days returned for a while... it will strengthen, it will weaken... up and down... like all currencies do. Nothing is a disaster or irreversible. Things will reverse.

Reality is breaking out. The Fantasy on here has been that "DVC is going to support my value for me"

DVC is focusing on selling "new" and not "old" A significant depreciation on any timeshare should be expected. The DVC model of "holding it's value" isn't really the way the market works. It's been an aritifical state...

Since I bought understanding this and planning to lose all value if I sell it's fine with me!

Since the DVC deed is NOT in perpetuity, it ignores reality to think that as it "winds down" it will not lose value. Who will pay $16,000 for a deed that is for 2 years, or even 10 years? At ten years out, the cost per year will be MF + amortization (which will be $1600 per year!).

If there is a big long thread saying OMG! The Sky is falling! DVC Prices Plummet! Well, at least some people will look at it and PANIC, and put DVC up for sale.

Yes, prices are off. Have you seen the economy? Have you bought gas? There are owners out there that bought DVC that probably shouldn't have, or had a couple or three bad breaks and need to sell. Add that to the people that bought SSR at a high price with buyers remorse, and you have soft prices. I have an acquaintance that was up to her eyeballs in debt before the bad economy and works with home builders in commercial lending on commission. She mentioned that they had their Suburban on a 7 year note. I've not asked, but I'm sure things have changed at that house.

There are a lot of people that read this board. A good friendly thread saying, gee this bad economy has affected prices is a good and/or healthy thing. To say...OMG! OMG! The Sky is Falling! only helps the person who wants to pick up points on the cheap!

I'm also concerned about the expiration date, but will deal with it when the time comes. I figure at worst, I'll have to go to WDW every year. Darn!

I bought our first and second contracts FOR US ( me mostly) with no desire to sell.I plan to get my money`s worth like a new car.RUN IT INTO THE GROUND with selling never an option.

I'm with you guys :thumbsup2 . We bought DVC without any consideration of ever selling it. I don't care what the market does, except when I'm looking to buy more :rotfl: or what the resale value is. I'll either keep going to WDW until my points expire (hey, I'll sit on my balcony and enjoy the atmosphere if I get feeble or rent an ECV) or leave it to our children to enjoy with their friends and family!

We too bought with the intention of NOT selling. Of course I hope the prices stay down for a little longer. I hope to do an add-on within the next 2 years. I would like to add on at the BW - if they do a contract extension like OKW. If not that I will add on at SSR.
