maybe hoping to buy KT?

that say - there were times when BWV was the most.

SSR is the biggest of the DVC resort - so it and OKW should have the most.

Assuming it passes RoFR, looks like you can get 200 SSR points for a few hundred dollars more than 160 AKV points through Disney?

Exactly!

DVC is a luxury. When food and gas start eating away at your budget and Sam's Club is rationing rice and sugar, the last thing some people are worried about is their next Disney Vacation.

Also the incentives. With the current incentive, I could buy SSR today, get 2 years worth of points(3 if I borrow), a $10 discount and a $500 Gift Card. I could use all that up and sell the contract for the cost of the comission and some time. Not planning on it, but I could.

Probably something like this:

For the bulk of the last few years, until AKV went on sale (and even after, due to better incentives for SSR - we were heavily pitched SR when we bought AKV), most new DVC owners would have bought at SSR.

The most likely time for someone to regret their decision and want to bail is probably shortly after they buy - maybe it was a spontaneous decision, or maybe they really can't justify it once the maintenance bills start coming, or maybe they make a trip or two and decide it wasn't what they thought it was.

Therefore, we're probably in something of a boom period for SSR short-term 'regret' sales, which followed a boom period for SSR purchases.

If this is true, there will probably be an AKV regret-sale boom in the next 1-2 years as well, although probably a smaller boom as AKV is smaller than SSR, and there are probably more people who bought at AKV because they love AKV, rather than simply buying into DVC at the DVC resort with the best deal.

ITA that 1-3 years after a purchase is probably the time people are most likely to sell.

Disney does not do a particularly good job screening buyers for credit approval and I think there is a large percentage of people that buy in figuring they can afford the monthly payments on a 10 year loan and fail to take into account the fact that DVC vacations are going to cost a whole lot more than just paying for the points. Or they buy in w/out kids or with one toddler that visits Disney free - then a few years later have two or three kids that require tickets and meals - and it's suddenly a whole lot more expensive to maintain an annual Disney habit.

Add to that the fact that they may be having a hard time adjusting budgets around ARM mortgages that keep going up, gas prices continuing to go up, food costs going up............and many families have significantly less disposable income than they did when they bought in.

People that have owned for a few years are more likely to have a realistic and doable vacation budget worked out by now. I also expect AKV, Hawaii, and KT resales to spike until the dust settles and a core group of stable owners emerges.

It's the economy, Stoopid :headache:

I suspect some people are caught in the mortgage mess...others are suffering gas pump shock.

DVC (or even a nice long vacation) is a luxury many can do without. Especially now.

I suspect more people will be staying closer to home in the months ahead -- taking a "Staycation."

There are also alot more SSR contracts than anywhere else, therefore there should be more contracts on the resale market

Since SSR has (or close to) the largest population of DVC members as their home resort it wouldn't surprise me to see SSR as the highest availability on the resale market. I guess its the law of averages. Also, most people are still paying on their SSR contracts since it is a recent "on sale" resort for DVC. Most of the other resorts have been around long enough for most people to have paid off their contracts or sell based on their financial situation.

I think some people buy or add on just for the incentives, developer points etc. and then dump the extra contract - recoup what they spent plus they've gotten a very nice vacation or two out of it.

Also agree with the statements about the economy. And what about those who took out a HELOC to finance for their DVC and are now underwater on their homes....

I am one of the ones selling an SSR contract. I have three ( 150, 150, 120 ). I also have two at AKV ( 75, 75 ). DH and I want a total of 600 points. We plan on buying two 75 point contracts at CRV, this leaves us with an extra 120 points. So that is the one we are selling.

I was talking with a former DVC owner 2 weeks ago and they told me that they sold SSR because of the fuel going up mostly. They said selling 200 points would give them 1 year of gas and heating oil.

Good point. A couple weeks ago, another Disney website looked at the issue of ME, and what a great enticement that is for people -- free transportation to Disney from the airport! But once they have you in their clutches (cue sinister music) they crank up the prices like CRAZY. You can't get off property, and you have to pay through the nose.

How can Disney afford free ME? Just look at the rates going up for stroller rental, park tickets and food. Sad but true.

Of course, none of that will stop me from going back again and again and again... :dance3:

i think the economy has a lot to do with resales no matter what resort it is.
ssr shows up more often because it is so large and there are so many members.

all resorts sell to park visitors when the resort is new and it is the one being promoted most. after a little while, when buyers realize that they want/need other things more than their dvc membership, it goes on the market.

the marvelous thing about dvc is that it will resale. other timeshares don't seem to resale. i guess that just proves that walt and mickey never die.:love:

At least for me, I'm on the buying side of the issue - now's a great time to pick up either your 1st contract or add to existing ones. Just had a bid accepted this afternoon for a 175 point SSR contract @ $78/pt :goodvibes
