Rezoning plans now circulating in Orange County government's planning division remain limited in detail but suggest a neighborhood like no other: a gated community of estate homes, village homes, courtyard homes, cluster-villa homes and condominiums closer than most of Disney's hotels to the world's most popular theme parks. Disney is asking Orange County to rezone the property as a planned development, with areas defined for single-family homes, multifamily homes, time-share units and conservation easements.


This is in addition to the Four Seasons project.

Could these be the "fractional ownership" homes that were mentioned last year? If I remember right, those wouldn't exactly be your standard homes, but something much more like a timeshare.

It sounds like this IS the Four Seasons "project" as previously announced; the article says this is in addition to the hotel, but part of the whole Eagle Pines area development previously announced.

Saw the article this morning! Wow:

"Altogether, the project could encompass as many as 373 single-family homes, 200 multifamily homes and 60 time-share units, though the final tallies are expected to be lower."

"Built out to the maximum, the area could house an estimated 1,702 people. The county has to review the plans under the assumption that, except for the time-share units, the homes would serve as the owners' primary residences"

Big changes from what they first announced. The article also says they will market heavily to foreign investors since no one has money in the US anymore;)

Cripes, more bodies messing up the world.......:sad2: And another point, with all of the people that go to the world now, plus all of these new potential customers living so close by, plus the DVC, it's going to be gridlock at the parks. They are going to kill the golden goose at this rate!

I don't live that far from WDW yet I'm not in the parks very often. Just because you live there doesn't mean you'd been a regular in the theme parks. And the land this is being built on is not very convenient to get to. From World Drive you'd have to pass through the Magic Kingdom toll plaza and turn right; the most viable route is via County Road 535 (Winter Garden Vineland Road) which is a hassle to get to from I-4.

I guess this land will be removed from the Reedy Creek Improvement District so that residents don't get voting rights. Would be cool to have Lake Buena Vista as my mailing address though!

Isn't this the area that were originally going to build a DVC resort on, then quietly took the sign down and started on the SSR?

Yes it is, then 9/11 hit, and it was more cost effective to re-develop the Institute rather than lay an entire new infrastructure in this new location.

Now it's back on schedule, only outsourced!:confused3

Mayhaps the Four Seasons project is being impacted a bit by the credit crunch - like lots of other projects around the country?

I'd rather have a flourishing Four Seasons resort/community in that spot than a barely started or partially finished mess right on top of WDW - along with the Eagle Pines course. What a waste that would be.
