Contemporary DVC building permits filed

Saw this on another Disney Board web site:

The Walt Disney Company filed permits with the local Florida water management system (they are signed 9/5/06) for the staging area of the Contemporary DVC resort.

The permits detail how water run-off and the construction setup for the STOLport staging area (previously a small airstrip to the south of the current Contemporary Resort and next to the Ticket and Transportation Center).

I'm wondering why there still has not been an official announcement. Maybe there is a reeeeeeeeal long lead time between the paperwork and the dirt turning over (or the old stuff coming down)

well, assuming this rumor is true. They would need approval of the permits before any type of announcement. Plus, they'll need to sell out (or get close to it) the AKL DVC before opening sales of this one.

Was the same procedure followed with the Eagle Pines DVC. If so, you know what happened to it.

People always say this, but it just isn't true. When we bought our DVC membership, they were actively selling OKW, BWV and VWL, as well as Vero and HH offsite. No reason why they can't have more than one new property for sale. In fact, I can see them having VAKL, CRV and a DL resort DVC at the same time.

Great detective work. I work with commercial developers all the time, but it still always amazes me the amount of work and preparation that goes into these projects.

This may explain how the rumor got started that there was going to be a new resort on the STOL site.

"DRMP, Inc." is one the companies listed on the permit.
Dyer, Riddle, Mills, & Precourt, Inc. is ranked in the Engineering News-Record (ENR) Top 500 Design Firms in the U.S.

Actual permits and Florida State Govt. give acknowledgment of this project.

It has been reported that the parking lot in the fenced off area around the North Wing is being torn up.

I had posted that one plausible theory (rumor) I read is that the STOL (short take off landing strip) is going to used to bring in and store the heavy equipment and materials that will be needed for the new building at CR.

Minnie, it's not clear to me whether you were posting in response to my post, but I understood all of that. I was just expressing my interest in how elaborate the design and staging process is--the drawings submitted with the permit request show that they're doing a lot more than just putting up a trailer at the STOL site.

They are talking about building new parking and putting buidings (even temporary ones) under roof - to the tune of nearly 3 acres of area. This is a water management permit so the amount of space that will be paved/covered is the reason they need a permit. If it was just parking equipment on the existing STOL strip I'd agree, but they are asking for more than that.

But the name of "DVC @ the Contemporary" says to me that the resort won't be at the STOL.

A building the size of what we have seen could have hundreds of workers on the job at any time - they need a convenient place for those people to park and not be too far away from the job site, but still be isolated from impacting the guests that will be at the resort.

This is the single best piece of evidence FOR a DVC at the Contemporary that we've seen so far, IMHO.

I wonder what effect this may have on sales to the new DVC at AKL? Will it help, hurt or have no effect at all?

When we purchased two years ago, our guide told us that they wanted to try to have at least two different DVC resorts for sale at one time. Of course I realize that guides don't always have the true scoop from the higher-ups, but it does make sense. There will be folks that love the idea of AKL, while others want the contemporary. It makes it easier to make sales if you can provide a choice. If they do a good job of setting the point values for stays, they can balance out multiple resorts. I would tend to think that points at the contemporary will be a little higher than AKL. For some people this will matter, for others it won't.

If sales get really out of wack, they can offer an incentive - $10 off points at AKL or whatever, depending on how sales are going.

With as big as DVC has gotten it wouldn't surprise me to see several resort options for sale at the same time.

The staging area alone is a major undertaking. 2 6-wide trailers, a 3-wide and a single all in one area, installation of fire hydrant, new SWMP, paving, striping, etc., and space for subcontractor trailers as well. Clearly this is for much more than another rehab.
